I am not excited about the numbers for home sales in Loudoun County.
The units sold don’t bother me too much since it is expected around this time of year. However, I am a little dissapointed with the amount of new homes coming on the market. I hope my article on why waiting to list your home in the spring could cost you thousands didn’t influence a few too many.
Nevertheless, there are a few good signs… The days on market are down and the average sales price is up.

Loudoun County Home Sale Stats

Home sales are out for last month.
The housing trend always begins to decline a bit this time of year because of the transition in priorities for families. Nevertheless, it appears sales have held steady thanks to low prices and interest rates.
*Highlights*
1. Days on market are continuing to decline. This is a good sign since the majority of homes are in dealings with banks. It appears that bank processing systems for short sales are improving.
2. For the last FIVE months the amount of homes coming on the market have been in a steady decline. Less supply is always good.
3. There are less pending sales this month and a major drop from August. I would propose to you that this number has a level of manipulation behind it. As I have mentioned in a previous articles that this number has increased as listings agents have once again began leaving homes active in the MLS instead of placing them under a contract status while they await a bank response. This number therefore cannot be trusted.

Loudoun Housing Inventory Continues To Decline

On Wednesday’s I typically post local Housing Stats for Loudoun County. Since main stream media loves to play up bad news I think it is important to highlight that our local housing market is showing some great signs of strength and balance.
A few things to notice…..
- Though there are less homes on the market every month home sales have stayed steady.
- The amount of new listings coming on the market decreases every month. Less supply is good.
- As I have always said, the average sales price is a very difficult stat to gauge since it is based completely on what type of homes are selling.
