There are still a lot of people that haven’t discovered Martin’s Chase. I am of the personal belief that they are missing out! Now, let me be honest from the beginning is disclosing that I live there. Now, while some call may call that a bias, I say it another reason you should envy it. Besides, wouldn’t I know all of it’s flaws by now since I do live here?
Here are three major reasons Martins Chase is ideal…
1. It is secluded from other neighborhoods. Where else in Ashburn are you going to live in a neighborhood with amenities and have the feeling of being in the country? I know the secluded feeling isn’t what every one is looking for, but if it is… Did I mention that I can actually see the stars at night?

2. Cul-de-sacs, Common Area, and Incredible Views! I understand and know Northern VA development planning VERY well. The common development standard has become, “How many homes can we fit on this plot of land?” The builders for Martins Chase have built their homes on spacious lots with many being on cul-de-sacs. Did I mention that the community is built around common area and conservancy lots!
3. You are still close to everything. I did say the community is secluded. However, it is only 5 minutes from the Brambleton Town Center with a grocery store, theatre, and restaurants. It is just minutes to the toll road, route 50, route 7, and other parts of Ashburn.

Why Short Sales Are A Win For Every One

Other than investors, there are few people who get excited about short sales. However, I want to show you why these transactions are a win for more than just buyers in today’s market.
- 1. Short Sales are a win for tax payers. As with any business, a negative balance that is written off harms tax payers. Especially when our government is continually bailing out banks. Now obviously, short sales still cost banks money and they take a loss. However, the loss is statistically much less due to the legal costs of a foreclosure.
- 2. Short Sales are a win for your neighborhood. No one loves to see a distressed property listed in their neighborhood. However, since foreclosures are vacated with the power turned off, their curb appeal is much more degrading and harmful to the neighborhood’s value than a short sale. Until the ownership transfers on a short sale, the owner of the property has the right to remain in the home which helps the property maintain it’s appearance, which helps the neighborhood’s value.
- 3. Short Sales are a win for sellers. Credit dings, 1099′s, and a potential promissory note. So what is good about a short sale for a seller? Many banks are now waiving their deficiency judgments, the credit hits are less, and you can purchase much sooner after a short sale. Oh, and don’t be deceived… Most of these penalties can still happen with a foreclosure. So there is no denying that a short sale is your best option!

New Homes: The Pre-Dry Wall Meeting

When building a new home, there are three standard meetings that a builder will ask you to attend.
The first meeting is known as the “Pre-Construction Meeting.” I have outlined this meeting for you in a previous article I wrote located here.
The second meeting is know as the “Pre Dry Wall Meeting.” This meeting will take place with your on site construction manager and will usually be scheduled with only a few days notice. To delay this meeting can mean delaying the work on your home.
This Meeting Has TWO Specific Goals…
A. To review the wiring for the home.
B. To make sure that any additional recessed lights, attic fans, your alarm system, cable outlets, or ethernet outlets are in place.
C. You can also confirm at this time that any structural modifications with walls have been addressed before dry wall goes up (assuming this applies to your home).
Recommendations For This Meeting…
A. If you are going to have a home inspector inspect the property, this is the time to
schedule him for. There is no other time you will see everything behind the walls.
B. Bring your floor plans and options list with you. This way, you will know if something is missing that you are paying for.
C. Bring your camera. You can take pictures of where studs are in the walls for future picture hanging.
It is time to start getting excited! Depending on your builder, you are most likely only a couple of months away from settlement at this point!

Mortgage Update

Surprisingly, mortgage rates are still incredibly low and there are still a lot of really good options out there to keep down payments low. The only bad news at the moment is that the current loan limits are set to decrease to a maximum of $625,500 at the end of September.

4 Items You Will Need For Settlement

Your real estate deal is almost complete and you are within hours of settlement. However, the question remains. What will you need to settle?
Here is a list of the four most important items to have at settlement.
- A certified check. You will need to bring a check for the amount required for the down payment and closing cost. This should be provided to you within 48 hours of settlement by your settlement company. You can not use a personal check.
- Drivers License. You will need a copy of your drivers license to prove your identity.
- Your check book. Not to confuse you, but some times numbers change slightly at the table. If it is under $1,000 you can write a personal check for it. Otherwise, you will need the certified check.
- A pen with a lot of ink. You are going to be signing a lot of papers!
