This Friday (4/23/10) I have a town home going on the market for $359,900 in Ashburn. This is a 2 car garage town home with over 2500 sq ft of living space! Saranac At Lake Manassas By Brookfield Homes

I have never written an article on this site promoting a non Loudoun community. I probably won’t do it again since this blog about Loudoun homes. However, I sell a few homes a year in Prince William County and really like the community know as Saranac At Lake Manassas, so I decided to divulge a little. Sorry.
Saranac is an semi-gated community inside of Gainesville, VA which offers wooded lots with a campground atmosphere. From my understanding, Brookfield Homes purchased the land from a church that once used the land for campsites, retreats, etc… Brookfield has worked very hard to preserve the beauty of the neighborhood. They have left the campsites, walking trails, and most of the trees. The property is situated against beautiful Lake Manassas.
Brookfield Homes is currently offering multiple models for sale ranging from the high 300k’s to the low 700k’s. Here is a slide show of the some homes you would see throughout the community along with one of the walking trails.

KB Homes Is Back At Martins Chase

I delayed for weeks in writing this post because I was hoping to score one of the 27 lots KB was holding on to for myself, but now I am letting the cat out of the bag. KB homes is back in the Mid Atlantic and is back selling at Martins Chase in Ashburn.
As mentioned, they are only selling 27 homes sites. Most are on cul-de-sacs with lot premiums but you will understand why when seeing them. They are some of the best lots I have seen in Ashburn in years. Seriously. They are only building from 3 different floor plans ranging from around 2400 sq ft to 3200 sq ft on the main level.

Will Loudoun Adopt The Chesapeake Bay Preservation Act?

The Chesapeake Bay Preservation Act is a government program that sets guidelines and restrictions on 84 tidewater areas that flow in to the Chesapeake. Loudoun County lies within the Potomac Watershed which drains in to the Chesapeake Bay. However, Loudoun currently has not adopted the program. There is a good chance that this is about to change which will affect an estimated 10% of Loudoun properties.
The goals of the act are as follows (taken from Loudoun.gov)
- prevent a net increase in non point source pollution from new development;
- achieve a 10 percent reduction in nonpoint source pollution from development on previously developed land: , and,
- achieve a 40 percent reduction in non point source pollution from agricultural and silvicultural (forestry) uses.
Nevertheless, these restrictions come with costs… IE (restrictions on where structures are placed on your property, longer timelines for approval processes when having work done, costs for having the county approve work).

Bank Of America’s New Short Sale Program

Bank Of America has been know for having one of the slowest short sale processes in the market. I completed one that took around 7 months. I have heard of others taking much longer. This did not get any easier when BOA inherited Countrywide.
Nevertheless, they are now leading the way with how they process short sales by using the new Equator system. Equator is an online system that eliminates faxing and much of the disorganization of the past. The system allows agents to upload specific files and forms directly in to Equator for the BOA processors and negotiators to review. This eliminates the needs for agents to call multiple times a week to confirm that documents were received. It also informs agents and home owners when more documents are requested, offers are accepted, rejected, or countered.
If you are one of many home owners who has a Bank Of America loan on your home, you can breathe a short sigh of relief from the horror stories in the past. This could go a lot easier for you!
