    What Is Next For Martins Chase And Evergreen Reserve?

    Outside of selling the conservancy lots, Lennar is on the tail end of the finishing Martin’s Chase.

    Outside Of The Community…

    Most of the road work you now see happening in Martins Chase is to create outlets for the lots that will likely remain for sale for some time.  Unless the zoning changes, it is possible that we will see a small business built at some point near the club house.  My guess is a small day care…

    Khovnanian Homes is also finishing up their section of Evergreen Reserve off of Beaverdam and Conservancy. Unfortunately, they have bigger plans than the south side of the Beaverdam Dr.  KHOV has plans to develop a new street off of Beaverdam between Martins Chase and the home sitting back in the woods (to the right when driving in).  From my understanding, this new section would be home to around 12 lots.  Hopefully, they will protect the tree lines and views on Beaverdam Dr. as this is what separates Martins Chase from so many others…

    Major Changes Coming To VA Contracts In 2012!

    One of the most valuable comforts given to purchasers in Virginia Real Estate contracts is that all items pertaining to heating, cooling, electrical, plumbing, and existing appliances are required to be in “proper working order” as of the day of settlement.  This removes the hassle of negotiation after a home inspection pertaining to these systems.  

    Changes Coming In 2012!

    Beginning on January 1, 2012 all homes will be sold in as-is condition!  THIS DOES NOT remove the purchasers ability to have a home inspection on the property OR request that items are repaired.  This change simply makes every system and item a matter of negotiation.

    Keep In Mind.

    As a purchaser, you can still walk away from home if the inspection is not to your satisfaction or if you and the seller cannot come to agreement (unless you remove this option in the contract).

    *This change will not affect new home sales contracts.

    The Reston Business Community Is Heating Up

    While some commercial buildings remain empty, the Reston area is again heating up!  Much of this could be accredited to the metro nearing completion.  In the last couple weeks there have been two announcements of businesses moving to the area.

    1. Bechtel Corporation is moving 625 jobs from Frederich to Reston.  The California company considered other areas like Tysons Corner but finally settled on 20,000 sq ft in Reston.  Read more here.
    2. Odin, Feldman & Pittleman is relocating their law firm from Fairfax.  This 54 attorney firm searched for a location for close to 2 years.  The new location will be within one mile from the Wiehle Metro stop.  Read more here.

    Good News For Those Under Water!

    The governments first attempt at solving the housing crisis began in 2009 with the Making Home Affordable Plan that ended up helping very few people due to the criteria required to qualify.  They have finally revamped this program in a way that should allow for more people to get through the re-finance process much quicker with fewer hurdles.

    Here are a few of the changes…

    • The Loan-To-Value limit has been waived.  The previous limit was 125% making it very difficult for those who were under water to qualify.
    • The standard waiting period for borrowers who had a foreclosure or bankruptcy on file has been waived blotting out their credit record.
    • Appraisals will rarely be used to judge the value of your home to qualify!
    • Most risk based fees will be modified or completely removed!
    Rules To Qualify…
    • Your loan MUST be owned by Fannie or Freddie (go to their site to check if it is).
    • Borrowers MUST be current on their mortgage in the last 6 months and no more than one missed payment in the last 12 months.
    • Your loan MUST have began prior to June 1, 2009.

    One Loudoun Opens Welcome Center

    The One Loudoun project is moving forward as planned after the developer opened a welcome center this past week.   The welcome center will serve as an information base to review residential, retail, entertainment, and office opportunities.

    For those who have not heard or have forgotten about “One Loudoun,” let me give you a refresher.  One Loudoun is the next world trade center being built in Loudoun County.  The 358 acre development will comprise 1040 residential homes, 702,000 sq ft of retail, fine dining, upscale shopping, a luxury hotel, movie theatre, 3 million sq ft of office space, a clubhouse with pool, and ampitheatre.  The World Trade Center is projected to provide 14,000 new jobs to the area and boost the local and international economy through trade!
