If are new to the area or have yet to visit Juniper Street in Sterling during Christmas you are missing out! This is by far the most charismatic street with multiple homes and yards covered in lights, characters, statues, and other Christmas decor which you will love. Here are a couple photos from my drive through last night.

Now Is The Time To Get A Deal!

The problem with the spring market is that every one is waiting for it! So while there will be more homes on the market in the spring, there will also be more buyers fighting over them.
The secret time to snagging a great deal in real estate is to buy it at the end of the year! Why???
- Very few people will be looking for a home around this time, leaving sellers ready for an offer.
- Builders are either ending their year or their quarter, so clearing their books is VERY important.
- The competition is thin this time of year as buyers are waiting for the spring.

Ashburn Toys For Tots Drop Site

Every year my office is a major drop site for Toys For Tots. You still have until December 18th to get your unwrapped gift in so hurry! We even have after hour boxes for those of you who will come by in off hours. If you are interested we will also be hosting a Toys For Tots Christmas Party this Friday from around 4-7 at my office. Willowsford Models Are Up!

As a Realtor I love when a builder opens up a new community! They treat it like a wedding celebration with tons of free delicious food:) Willowsford has spared no expense over the past month to expose their new model homes being sold by Beazer homes, Khovnanian homes, and Van Metre.
The great part about these models is that they are different from what you will see from these builders in nearby communities. For those of you who are just catching on, Willowsford is truly unique in that is only building homes on 1900 square feet of the 4000 available. You will have to read my previous post to learn more.

What FHA Buyers Looking At Condos Need To Know

Earlier this year FHA de-certified every Virginia condo development requiring that each community re-apply for FHA financing approval. Many communities still have not undergone this process leaving purchasers no option of financing units in the community with FHA Financing.
This leaves future buyers the option of purchasing homes with conventional financing which requires higher down payments or paying in cash. This can be harmful to any community as FHA financing has become very popular over the past few years only requiring a 3.5% down payment.
Why You Should Know This As A Seller Or Buyer…
If you own a condo unit in a community that is not FHA approved, the number of buyers who can purchase your unit is limited. Buyers often do not find out this information until they are under contract to purchase the home. However, the condo approval process can take a few months to undergo. It is in the best interest of the owner to have the condo association begin working on attaining approval as early as possible, as this is often a deal killer.
