More On Parkgrove In The Broadlands

There are 14 lots remaining in the Broadlands before the fat lady sings her last.
Here is a little information for those of you who have been waiting…
- They will only be building the Avery and Preston floor plans. AGAIN, ONLY.
- There will be 7 walk out lots on 14 home sites.
- Most of the home sites will have lot premiums.
- The first homes released will be delivering around the July/ August time frame depending upon the weather.
- 3 car garages will be standard. 4 car will be an option. Trust me, these garages will offer a lot of extra space.

Another Increase For FHA Financing

FHA continues to be a very popular financing option for buyers allowing them to purchase with only 3.5% down.
However, this low down payment comes at a price. There is an up front FHA financing fee of 1% for the mortgage insurance. There is also a monthly MIP (mortgage insurance premium) charge of 2.25% of the loan amount. This will remain stable through April 17th, 2011. At that time, FHA will be increasing the monthly MIP by .25 basis points.
This increase is justified by FHA as “necessary to increase the annual mortgage insurance premium at this time in order to bolster the FHA’s capital reserves and help private capital return to the housing market.” Read the full FHA article here.

What Is A Legal Bedroom?

While you can place the in-laws in any room that you want for sleeping arrangements, when it comes to listing your home in the MLS there are rules that agents must follow for what is considered a bedroom. We cannot list a home as having 5 bedrooms because it has a finished room in the basement with a small window near the ceiling.
A legal bedroom is room that has an egress window large enough for a grown person to get through and a closet. From my understanding a bedroom must also have electrical outlets every eight feet per local code. You would need to speak with your current county on their specific requirements and the required window size.

Is A Holmes Inspection The Norm?

Who knew that a home inspector’s name would be known by millions of households in America? Now that Mike Holmes show, “Holmes on Homes,” has been airing on HGTV the field of home inspections has become even more important in the real estate process.
Unfortunately, Holmes does not serve the Northern VA area and what you see on his show is not standard for a typical home inspection. Home inspections are for the most part visual inspections and do not include inspectors looking behind walls or climbing on roofs. This does not equate to a lack of quality from your inspector. However, since you do not own the home during the inspection there some items that cannot be reviewed.
These items can be reviewed when qualifying your inspector. I would recommend that you hire an inspector who is licensed and ASHI approved. You can find out more about this certification and find inspectors HERE.
