The Brownstones At Brambleton

In my opinion, Miller and Smith builds some of the most creative and unique floor plans for homes in our Northern VA area. Tomorrow, they will be releasing a new town home series that they will be calling the “Brownstones at Brambleton.” These towns will be located across the street from the Fox Movie Theatre in Brambleton.
The Brownstones will have open floor plans with tall windows and a contemporary style that you would expect to find living in a big city. Up until now, there has been little reveled about these homes except a few facebook photos that I have loaded below. However, tomorrow is the big reveal where you can see it all for yourself!

Billboard Your Home For A Free Mortgage?

We have all seen cars wrapped with advertisements, but most likely none of us have ever seen a home wrapped… UNTIL NOW!
The Internet advertising company “adzookie” is taking applications on their site from people who own their homes to have it painted like a billboard. If adzookie agrees to paint your home, they will also pay your mortgage for ever how long it is painted. Pretty cool idea unless you are the lucky neighbor of the billboard home. LOL.
You most likely will not be seeing many suburban Northern VA homes being painted as most homes are managed under an HOA which would never allow it. If you do get your home painted, please forward me some pictures!

Moving From Arlington To Ashburn?

Over the past few years I have seen a small exodus of people moving from the beltway areas like Arlington and leaving for more suburban areas like Ashburn. I should be clear from the beginning that no one moves out of a disdain for Arlington. There are few who do not enjoy the conveniences of living near the city, having metro access, and the more vibrant life of restaurants and bars close by.
However, there is a time that comes for many beltway dwellers (this is the best name I could come up with), that they begin to desire more than the city can offer them.

The Problem With Rent To Own Homes

Wouldn’t it be incredible to try a home out before having to commit to it? You could think of it as dating the home for a year before deciding if you wanted to marry it. That may sound a little funny, but this process is known in real estate world as “rent-to-own.”
The typical rent to own situation works like this…
The tenant signs a lease agreeing to rent a home. The tenant locks in a sales price on the property based upon the current market value. Near the end of the lease, the tenant decides if they are going to purchase the property or not based upon the terms of the agreement. Many times, if they do move forward with the purchase of the property, the owner will credit a percentage of the rent paid towards to the sales price or closing cost (though this is not required).
It is my opinion, that these transactions typically favor the purchaser more than the seller. A rent-to-own property gives a purchaser the opportunity to test a home out before committing to it. The deciding factor for each party comes when deciding upon the price. I see no other way to make the transaction fair, than to agree that the sales price will be based upon the appraisal value (not tax assessed value).
You will not find many rent-to-own properties in a market that fluctuates a lot like the Northern VA market as it is difficult to determine a future sales value.
