    Sweet Frog Premium Yogurt Is Headed To Brambleton!

    Brambleton will soon become the latest home for the fast growing self serve yogurt shop known as Sweet Frog. While there is already a Cold Stone in Brambleton, I am confident that Sweet Frog will serve up a nice option for those who are seeking a healthier option that is also allergy sensitive.

    Sweet Frog is chain that started out of Southern Virginia and is quickly getting recognition for it’s popularity with all natural self serve yogurt. Be sure to try out flavors such as their Cake Batter, NY Cheesecake, Red Velvet, or Georgia Peach. Don’t forget to stop by the toppings bar to add some decor to your creation. Sweet Frog is sure to be a hit and is on schedule to arrive in late summer.

    Alexander’s Chase In Ashburn, Virginia

    Located at an ideal location for schools and the future metro, Alexander’s Chase is one of Ashburn’s newest communities.  It is lodged between the Broadlands, Brambleton, the Villages of Waxpool, and Windemere.

    Alexander’s Chase is being developed and built by DR Horton.  It will be home to 142 towns and 65 single family homes.  There are 3 single family floor plans to choose from.  Currently there are 2 models to choose from with another on the way.  The towns offer two floor plans which you can already walk through.

    I was most impressed with how open the floor plans are and the basic standard feature package.  Other great features include 9ft ceilings on each level, stainless steel in the kitchen, granite counters in the kitchen, and a nice molding package in the home.  I have included a slide show so you can check out the exteriors…

    Two Things I Know About Short Sale Negotiators

    Warning- Warning… This post is a rant.

    Many Realtors that will offer to assist you with short selling YOUR home will pass you off to their “professional negotiator” who will handle the file after they acquire a contract for you.  You will feel comforted by the fact that this “professional” is only working on your file and talking it to settlement.

    Let me tell you what is really going on.

    To start with, you are most likely paying this “professional” an up front fee to help you get this to settlement.  They convince you that they do this all the time and that they are fully trained.  Truth be told, they are terribly slow and the transactions that take my buyers the longest are the ones handled by negotiators.

    CLOCKMany of these negotiators work at settlement or title companies.  I often work with a settlement company that refuses to assist in negotiating these files.  WHY?  Because they know that the negotiators are doing nothing more than handing over a few papers to the banks involved.  There is little to no negotiation involved.  Secondly, I am told by the attorney on staff at this settlement company that the deals he sees fall through most often are the one’s handled by negotiators.

    Therefore, do NOT be quick to work with a Realtor offering to assist you with a professional negotiator and that has NO experience taking a short sale from contract to settlement himself.

    Why Zillow Zestimates Are A Waste Of Your Time

    Listen, I get it.  You need to find out how much a home is worth or your home’s value. If you google search your home’s value, you end up with a few options.

    Submit your address to a Realtor who will get back to you, scramble around viewing other homes online, or you end up on zillow viewing “zestimates.”   The problem is that even the best zestimates for Northern VA are way out of sync. I will show you…

    Zestimates

    Fairfax and Loudoun counties are rated with the highest levels of accuracy within zillow for zestimates.  Therefore, you should have confidence with your zestimates.  HOWEVER, the chance of their value being within even 5% of the accurate amount is only 55.9% (Loudoun)???  If you are pleased with having a value that is only 20% accurate the chances of zillow being correct is much higher.  However, even that has a around a 9% chance of being off in both counties!

    Do you understand what this means? If you are trying to price your $500,000 home to sale based upon these numbers $500,000…

    • 5% will cost you $25,000.
    • 10% will cost you $50,000.
    • 20% will cost you $100,000.

    If you are a purchaser trying a base an offer on a zestimate value, do not be shocked when a seller quickly rejects your offer.

    Once again, I understand that you want to know that value of your home.  The problem is that no computer is currently smart enough to account for all of the features that drive value.  Until this happens, real estate will remain a people business where the best value estimates will come from experienced agents.
