    Selling Short? Uncle Sam Provides Incentive!

    Short Sale - HAFA ProgramFor those who legitimately need to sell their home due to some form of financial difficulty… the government is now going to make it worth their while.  

    Beginning April 5th of this year, earlier for others… the government is releasing the HAFA program, which stands for “Home Affordable Foreclosure Alternative Program.”  The goal of HAFA is to incentivize investors and lenders to work with legitimate short sales which in turn will ease the weight and future burden of foreclosures on the economy. 

    HAFA Incentives For Borrowers

    -  Allows borrowers to receive pre-approval short sale terms before listing the property.  
    -  Requires that borrowers are FULLY RELEASED from future liability from the first mortgage debt burden such as promissory notes, deficiency judgements, or cash contributions.
    -  $1,500 provided to borrower for relocation expenses.

    These incentives are huge!  Wouldn’t it be great to go in to a short sale transaction knowing that the bank will approve it, that they are on a time line, that you will be fully released from the 1st trust debt, and receive help with relocation expenses?  Now, there will obviously be a backlash from those who have no financial hardship.   Nevertheless, there are procedures in place to avoid as many of these situations as possible.

    Loudoun’s Numbers Are Looking Flat

    For the second month in a row we have seen the amount of homes sold remain low in Loudoun.  I have been in the market.  There appears to still be a lot of activity.  I am still seeing multiple offers on homes.  Do you think we should be worried? 

    There are still a lot of homes under contract… They are simply taking forever to settle.   In my opinion, these stats reveal the amount of homes under contract on short sales or new construction.  These transactions take a while to settle  while a typical transaction only takes 20-45 days.

    Could The Ashburn Village Sports Pavillion Get Renovated?

    Ashburn Village Sports Pavilion

    Ashburn Village is one of the largest communities in all of Northern VA with the sports pavilion as the focal point.  If you have driven down Ashburn Village Blvd.  then there is no way you missed you.  The Pavilion is around 32,000 square feet parked on a lake with an indoor pool, tennis courts, racquetball courts, gym, workout facilities, locker rooms, and more. 

    The pavilion is currently around 20 years old.  However, there are major discussions in play for the pavillion to be renovated at the cost of around $22,000,000!!!   The renovations would include providing more indoor swimming space, increased parking, better views, and possibly a bubble over an outdoor pool…  There have been meetings for the community to express their views and see site plans.   There will be another information meeting on March 23rd, 2010 at 6:30pm.  There will be a proxy vote mailed out to all homeowners to vote on the renovation…  Keep in mind that this renovation will include an increase in HOA fees.
