Tuesdays are for new construction.
Therefore, I am going to let you in one of the newest projects in the Dulles area. Richmond American who has built all over Virginia including communities like Amberliegh, Ashbrook Village, and Vantage Point in Ashburn has broken ground and is now selling in Arcola, VA. The zip code will show up as Sterling but will be within a couple of minutes from Loudoun Valley Estates and Villages.
The community is called Winsbury. It is nestled perfectly near the corner of Gum Springs Rd. and Evergreen Mills Rd. across from Pangle’s Store. This area still holds the beauty of Old Loudoun with elements of country living with old barns, large tree’s, a country store, and mom & pop shops.
Don’t worry, you will have an easy commute being only minutes from Old Ox Road, Route 50, 28, Loudoun County Parkway, and the Dulles Toll Road. There is currently a lot of road construction in the area that will soon make it very easy to commute quickly between North East Loudoun (Ashburn) and South East Loudoun (South Riding).
Wisbury by Richmond America will host their 50 homes on lots ranging from .25 to .33 acres. They will be building a distinct collection of their Estate and Executive Series homes, i.e… the Princeton II, Amherst, Providence I & II, Vanderbilt I & II, Middleburg, Anderson, and Michaux models.
From my communication with the sales manager, Jim Gallagher, they are currently offering pre-construction pricing starting in the 500′s that will change as the community develops more.
The community will not have a pool or community center for the purpose of keeping the HOA cost at a low $50.

Community Of The Week: Waterford Ridge

It has to be one of my favorite parts of selling real estate. So, I have decided that Tuesdays are now committed to highlighting great communities.
This week, I want to point out one of the most beautiful single family communities I have seen in a while. It is called “Waterford Ridge.” Toll Brothers, who built Belmont Country Club, is the exclusive builder.
Waterford Ridge is right off of the beaten path of 15 North close to Lucketts. To put that in to perspective, it is around 12 minutes from the Leesburg Outlets. This community offers some of the most beautiful landscape in the area.
Each home resides on lots ranging from 3-6 acres of rolling hills and trees. This location is perfect for those who desire privacy along with community, and still want to be in close range of the amenities that Northern VA provides.
Toll Brothers says, “In Waterford Ridge, you will enjoy the relaxed atmosphere of country living with superior schools, excellent shopping, and a wide choice of cultural events close to home.”

Ashburn’s New Retirement Community

In the past few years we have seen the growth of Ashburn’s Active Adult Community. I guess its time to consider moving the family closer which is a good sign that many people are starting to see this area as home.
Erickson Retirement Communities which has developments in locations such as Springfield, VA and Silver Spring, MD have seen the early opportunity to take advantage the growth of Loudoun County. Erickson is opening up a huge 132 acre Retirement Community in Ashburn off of Loudoun County Parkway across from the new water treatment plant called Ashby Ponds.
This is expected to be everything you would need in one place. They are planning such amenities such as an aquatics center, bank, game room, cafe, hair salon, dining room, medical center, fitness center, arts studio, and more.

New Windermere Community In Ashburn

One of the areas of real estate that I enjoy keeping up with is new construction. New construction in the Northern VA is nothing new and it seems like every day there is a new development sign going up.
With this blogsite, I intend to keep you up to date on new areas to look out for.
This week, I want to introduce you to a new community in Ashburn called “Windermere” by Pulte Homes. It is located at the intersection of Croson Lane and Claiborn Parkway. Or, just south of Broadlands South and west of Amberleigh Estates.
There will only be 187 homes built. 103 towns and 84 single families. The first deliveries will be in the March time-frame.
I am a personal fan of Pulte Homes. They typically build a quality home and have a lot of standard features that you don’t pay extra for. They also have a pretty strong rating from JD Power.
Town-homes range from 2,369 to 2,712 square feet depending on the model. Their prices range from $427,900 to $462,900.
Singles range from 2,399 to 2,972 square feet depending on the model. Prices range at this time from $527,900 to $567,900.
