Community Of The Week: Leesburg’s Selma Estates

Tuesdays are all about great communities… and this week I want to highlight a new community in Leesburg called Selma Estates.
Land comes at a premium price in Northern VA, but once you see the views in this community you will understand why. Only about 5 minutes out past the Leesburg Outlets off of Route 15 North past Raspberry Falls and White’s Ferry you will find yourself in a land flowing with milk and honey. I’m not sure its Heaven but it feels a little more like it than your average cramped and busy life style of Northern VA.
Selma is being built by 3 luxury builders in the area; Craftmark Homes, Winchester Homes, and Edgemoore Homes. The community will consist of 278 homes built on mostly 1/2 acre to 3/4 acre home sites. 40 of the sites will be offered on 10+ acre home sites. Only a handful of homes have currently been built but there are a few gorgeous models to look through. Each builder has multiple floor-plans to choose from ranging from around 3,000 square feet to some plans close to 6,000 square feet.
* UPDATE (1/7/09) Craftmark is no longer selling in Selma. Edgemore has a couple homes left to sell at this time but is temporarily not building anything new in Selma Estates.

New Construction Cutbacks

Here is NVAR’s prediction on the cut backs of new construction through the next year.
Before you read too closely in to this and assume that builders are going to begin giving homes away, it is important that you understand that when you see this chart and hear the news say that builders are struggling, they are are referring to national statistics.
If you have spent much time in Loudoun County you will notice that there are are still new projects popping up all of the time. Builders have adjusted their prices here and for the most part are doing okay. I am not in denial that some have struggled, so we can discuss that in a later post.

Community Of The Week: Ashburn’s Loudoun Valley Villages (Carriage Homes)

If you have looked in more than a few neighborhood’s in Ashburn, there is a good chance that you have seen a home built by Toll Brothers. In Ashburn, Toll Brothers built Farmwell Hunt, Belmont Country Club, Belmont Ridges, Belmont Green, Belmont (you name it), Loudoun Valley Estates, and a few more.Loudoun Valley includes a few neighborhoods combined… The Estates, The Executives, The Glen, and The Carriages.
So that I don’t bite off more than I can chew, this week lets cover the ”The Carriages.”
You may have seen the carriage homes built in Belmont Country Club. I sold one there last year. If you don’t know what a carriage home is, think of it as a SINGLE FAMILY ATTACHED home, NOT a town home. Yes, they are town homes in the sense that you are attached to another dwelling. But they are anything but small. Hopefully, you can get an idea in my slideshow how large these homes are. In fact, if you are looking for an Ashburn town home yet you want more space, this is the perfect fit.
The Loudoun Valley community is a 10-12 year project that will have around 2,800 total homes including 346 Carriage Homes. When the project is complete there will be beautifully landscaped walking paths, pools, tennis courts, and 3 community centers.
What sets the Carriages Apart?!?
- SPACE (2,500-2,600 square feet /// homes also include 2 car garages, with the optional basement)
- MASTER BEDROOMS ON THE MAIN LEVEL OF TWO FLOORPLANS (The Andover and Grandview) …try finding this in a Loudoun Home that is not in an adult community.
- 4 DECORATED MODELS TO CHOOSE FROM (the Victorian model is not available to see).
- LOTS OF LIGHT!! (the drawback to many interior town homes is the lack of light compared to an end unit. You will be very pleased to see that these units have large windows which fill the room with plenty of sunshine so you will never feel closed in.
PRICES
- The issue of buying of home always comes down to price. You can move in to The Carriages for prices ranging around the mid $500′s.
- HOA fee’s for The Carriages are $97 monthly for traditional amenities and future pools, etc….

Grenata Preserve: Community Of The Week

There are only a couple of multi million dollar communities in Loudoun County. Grenata Preserve is one of them.
With lots ranging from around 3-6 acres, there are 2 builders that originally developed the community; Edgemore and Creighton Homes. Creighton, a local family owner company, is now the only one remaining. If you are looking for anything less than luxury then Grenata isn’t for you.
Grenata Preserve can be found off of Evergreen Mills Rd. in Leesburg close to Route 15 South, and the Toll Road. Here are a few pictures for you to enjoy.

Community Of The Week: BIG BRAMBLETON

Today, lets discuss one of the best neighborhoods in Ashburn: BRAMBLETON. If you are moving or relocating to the area, Brambleton is worthy of your attention. No matter how often I go through it, which is a lot, I am amazed by the continual work and upgrades going on.
Past And Present
Brambleton is being built across 2,000 acres of land! When it is finished it will have around 6,200 housing units. The brain behind the project was Soave Enterprises. In April 2009 at the Northern VA Building Industry Event, Brambleton was named the “Community Of The Year.” Brambleton was also the first community in the states to have Verizon FIOS at homes within the community. Even better, it is apart of the low HOA fee, which also includes 4 pools, tot-lots, walking paths, parks, ponds, tennis and basketball courts,and more. Oh, by the way, Brambleton golf course is across the street.

Whats So Great?
When speaking with Brambleton residents they say that, ”the beauty of the town is that everything you need is right here”. Brambleton is close to everything. It is very close to the Toll Road, Loudoun County Parkway, Belmont Ridge Road, Evergreen Mills Road, Route 50, 7, 28, and possibly the future stop of the Dulles Metro!
Do you have kids? Don’t worry, some of Loudoun’s best schools are in walking distance!
What residents and non-residence love the most about Brambleton has to be “Brambleton Town Center.” It is an amenity in and of itself. This is not your average grocery store with a few shops. This town center has tons of shopping and it is still growing. A few stores to mention:
- Caribou Coffee, California Tortilla, Nicks Corner Grill, Cold Stone Creamery, Froots
- Barnes and Nobles (coming), Go Bananas, The Papery (coming)
- The Next Step, Annalee’s Formals

If you are a guy that can’t handle all the shopping like myself, you can knock out a few hours at the new stadium seating 16 screen Fox Cinemas! Be careful or you may find yourself napping on the reclining leather seats instead. To be honest, I can’t imagine driving to Sterling for another movie after watching one at Fox.
