Most of us are looking to cut living cost as much as possible.
One of the best ways to do this is to make your home more energy efficient. Centex Homes, who happens to build locally in Loudoun County is helping with this.
They are now building homes with energy efficient features designed to be 40% more efficient than a home built 10 years ago.

Purcellville’s Wright Farm… 3+ Acre Lots
October 21st, 2008 Categories: New Construction
As I mentioned last week… the best deals in the market at this time are in the luxury home communities. And few can compete with the prices of foreclosures except the builders.
I have visited almost every new home community in Loudoun County and if you are looking for a home with acreage the best deal currently is what K.Hovnanian is offering. Wright Farm is a community that is selling their last 4 lots. Each lot is 3 – 3.25 acres. Most of the lots remaining are wooded and the builder is allowing you to choose which of their models you want to build on either one (except lot 118) .
The prices currently range from the mid 500′s to the 700′s. There are incentives being offered at this time by the builder as they are ready to work with each individual purchaser. If you are interested in recieving more information please contact me. Here are a few pics of the the area and community….

Parkgrove At Broadlands: Loudoun’s New Luxury Home Community
October 15th, 2008 Categories: Broadlands, Community Of The Week, New Construction
Currently the best real estate deals are in the high end market. Outside of resales there have been very few luxury homes for sale with sizable lots in Ashburn.
This has now changed. In January of this year Van Metre Homes in The Broadlands began building a new section of homes for their Windsor Collection on 3/4 – 1 acre lots in a neighborhood they are calling “Parkgrove.” The homes range from 4300-around 6500 square feet (depending on the model and bump-outs).
*A Few Cool Highlights*
1. Many of the homes come standard with a 4 car garage!
2. There is only around a 6 month build time. If you need temporary housing Van Metre will help host you in their apartments with no short term rental fee.
3. You have the option to customize parts of the home. There are very few builders in our area offering this.
4. The community is not tied to open band so the HOA fee is only $65.50 a month. You are free to choose Verizon FIOS unlike many other parts of the Broadlands.
SALES EVENT
Currently Van Metre is hosting a HUGE sales event until October 31st where you can take 15-20% off the total purchase price of a home depending on the lot. You can work with your Realtor (me) and the sales rep at Van Metre to manipulate this incentive to work in your closing cost and upgrades.

Community Of The Week: Raspberry Falls
June 10th, 2008 Categories: Community Of The Week, New Construction

When many people think of Virginia at its best they are thinking about mountain views, lush fields, and beautiful streams. Virginia does offer this serene luxury. However, you won’t find it until you get out of the everyday hustle of the beltway. My assumption is that if traffic didn’t create such a problem here that many of you would find yourself moving further west.
Today I want to share with you a beautiful community that has captured a piece of this dream right outside of the hustle of Northern VA. The community that I have chosen this week is called Raspberry Falls (Golf And Hunt Club) in Leesburg VA.
Raspberry Falls is a Van Metre Community built by one of Van Metre’s companies Marquis Homes. The community was built around 1996. The beauty of the community is the spacious lots, wide roads, gorgeous views, and the golf and hunt club. The lot sizes range from 1/2 acre to 25 acre lots depending on how much you want to spend. Homes range from the 800K’s in to the millions.
The community can be found only 3.5 miles north of the Leesburg Outlet Mall on Route 15N. Raspberry Falls was designed preserving all of the natural features of the land. The goal of the golf course designed by Gary Player was to follow the style of many courses in Scotland.

Community Of The Week: Pulte’s Windermere In Ashburn
May 13th, 2008 Categories: Community Of The Week, New Construction
A few months ago I wrote a post on Pulte Home’s new project in Ashburn called “Windermere.” Pulte had just begun the project at that point so I wanted to give an update since my last post.
Windermere is a smaller community featuring only 187 homes built for smaller families. The community is nestled on a premier lot off of Ashburn’s newest cut through, Croson Road. Directly to the south is the Broadlands, north is Belle Terra, east is Amberliegh, and west is also the Broadlands. Since we still have faith that Ashburn will one day host the metro, living in Windermere will be location gold mine only a couple of blocks away from the silver line stop.
To be honest, I am at times a little reluctant with selling brand-new construction that is new on the block. There is simply a lot of price cut risks, financing limitations, and a messy construction environment until the community has matured. I held off on showing Windermere in the beginning. Once I caved, I quickly found out that they are currently the fastest selling community in Ashburn and Pulte’s quality of construction had me thinking of buying myself. I didn’t pull that trigger but I did sell one of their town homes to some of my good friends. They are set to move in within 2 weeks.
I would quote you some of their incentives but truthfully they change all of the time. As a base, you can typically expect Pulte to give at least 10k toward closing along with paying the 1% loan origination fee. The great part about Pulte’s homes are that they come standard with sooooo many great upgrades that you may find that the bare minimum is enough for you without paying extra for them. I.E… granite counters, hardwood flooring, ceramic tile, granite in bathrooms, GE profile appliances, and more. Not a bad deal when you realize that a comparable re-sale goes for the same with few to no upgrades.
Townhomes (103 being built) – 3 floor plans (Westley II, Tyler, Stratford). Square footage ranges from 2,369- 2,855.
Singles (84 being built)- 4 floor plans (Ashford, Kenley, Wynnewood, Jamestown II). Square footage ranges from 2399-2,972.
