Oaklawn.. A Leesburg Townhome Community

Known for it’s array of colors, Oaklawn is a town home community in Leesburg, VA off of Sycolin Road. The communities colors where chosen by the County of Loudoun to reflect the the diversity of down town Leesburg which is just a short drive away.
Oaklawn is another Pulte Homes community. It offers fantastic community amenities including tennis courts, outdoor pool, tot lots, and common area. When fully developed, the site will be home to a day care and many well known restaurants.

New Homes: The Pre-Construction Meeting

When building a home there are three standard meetings that the builder will ask you to attend after you have signed a contract.
The first meeting is called the “Pre-Construction Meeting.” Depending upon the builder, this meeting may take place before the ground is ever broken, after the foundation is poured, or somewhere in the middle.
The pre-construction meeting will typically take place with your on site construction manager.
This meeting has three specific goals…
A. For the builder to explain their expectations to the buyer. (For example, what he may be willing to modify during construction and what he is not now that the contract is ratified).
B. To review in detail the actual land and blue print of the home.
C. The time line of construction.
Depending upon the builder’s policies, making changes during this phase of construction can be frowned upon. However, if you clearly choose a different feature at the time of contract than what is being delivered, this is the meeting to make that clear. Therefore, bring with you the paperwork that was signed when you purchased your home!

Brambleton’s Hottest New Townhomes

Ashburn has a lot of town homes! However, no one builds with as much curb appeal as Miller and Smith.
Now that they Miller and Smith has completed their Majic Series they are rolling out their “Grand Vista Collection.” These towns range from 2700 to 3100 sq feet! You can tell from the sketch that they don’t look like your typical Ashburn brick front town. These floor plans offer ground level walk in, open floor plans, and more of a Spanish architectural style.

The idea of owning a “NEW” home is a really exciting idea! If you are in the market for a new home, Loudoun County does not lack in options. Nevertheless, there are a few differences that you should be aware of prior to shopping…
The Benefits Of Buying New…
- The home is customized to your preferences rather than another person’s tastes.
- It is simply “NEW.” We all like NEW things.
- The home will lack needed repairs and maintenance for a while since most of the home and it’s systems are under warranty.
The Drawbacks Of Buying New…
- A new home is usually more expensive than a re-sale home.
- You have to wait for the home to be built which can take months.
- The initial investment after moving in can be costly… Don’t forget that you will need blinds, curtains, some appliances, and possibly landscaping.
Final Tip# Don’t buy alone! The sales rep can’t get you and the builder the best deal. Let a professional Realtor represent you. They can help with negotiation, selections, inspections, etc… Don’t worry, the builder will pay them so you don’t have too.
