    Whether you are looking at condos or luxury estate homes, they have built it.  Their elite signature series of homes can be found at a community which is a part of Belmont Country Club outside of the gate called, “The Chase At Belmont Country Club.”

    The Chase At Belmont CC boasts some of the largest homes in Ashburn with square footage only beginning with 4-5000 square feet on two levels.  Currently Toll Brothers is finishing the lower level of the home as an incentive to purchase (this could change).  There are homes in this community over 8,000 square feet!

    Ashburn and Leesburg’s Best New Townhome Deals

    Many buyers are forsaking the foreclosure and short sale process and taking advantage of the end-of-year deals from builders.

    This can be a wise decison for some buyers for a few reasons…

    • Builders have deeper pockets than sellers and can often compete with foreclosure pricing.
    • The homes do not require work to be done to be in livable condition.
    • The contract response time from a builder is quicker than a banks.

    If you are looking for great townhome new construction deals in Ashburn and Leesburg here are a few.

    1.  The Glen At Goose Creek-  This Ashburn townhome community has sold a lot of homes in the mid 300’s since their opening in the last year.  From my understanding they still have one spec home left and are still building others.
    2. Windermere-  This Ashburn townhome community has loaded these spacious townhomes up with tons of upgrades.  Their only spec at this time is being offered in the 450’s. 
    3. Oaklawn-  This Leesburg townhome community is a diamond in the ruff from those who never travel outside of Ashburn.  They have spacious and well located towns open to negotiation starting around 350k. 
    4. Village Green-  This Leesburg/ Luckets townhome community is nestled down country roads with beautiful views.  Nevertheless, the townhomes here are incredibly spacious and the layouts are unbelievable selling for the high 340’s. 
    5. Brambleton-  This Ashburn community has multiple builders offering different townhome layouts.  However, if you are looking for a new townhome there is one builder that sets its self apart currently offering homes in the low 400’s.

    Centex Is Charting The Green Building Path

    Purcellville’s Wright Farm… 3+ Acre Lots

    As I mentioned last week… the best deals in the market at this time are in the luxury home communities.  And few can compete with the prices of foreclosures except the builders. 

    I have visited almost every new home community in Loudoun County and if you are looking for a home with acreage the best deal currently is what K.Hovnanian is offering.  Wright Farm is a community that is selling their last 4 lots.  Each lot is 3 – 3.25 acres.  Most of the lots remaining are wooded and the builder is allowing you to choose which of their models you want to build on either one (except lot 118) .  

    The prices currently range from the mid 500’s to the 700’s.  There are incentives being offered at this time by the builder as they are ready to work with each individual purchaser.  If you are interested in recieving more information please contact me.  Here are a few pics of the the area and community….

    Parkgrove At Broadlands; Loudoun’s New Luxury Home Community

    The best deals in the market right now are in the high end market.  But besides re-sales there hasn’t been a variety of luxury homes for sale with any sizable lots in Ashburn for a while.  Don’t get me wrong…  there are a few but nothing that offers a lot of new selection.

    This has now changed.  In January of this year Van Metre Homes in The Broadlands began building a new section of homes for their Windsor Collection on 3/4 – 1 acre lots in a neighborhood they are calling Parkgrove.  The homes range from 4300-around 6500 square feet (depending on the model and bump-outs).

    *A Few Cool Highlights*

    1.  Many of the homes come standard with a 4 car garage!
    2.  There is only around a 6 month build time.  If you need temporary housing Van Metre will help host you in their apartments with no short term rental fee.
    3.  You have the option to customize parts of the home.  There are very few builders in our area who are offering this.
    4.  The community is not tied to open band so the HOA fee is only $65.50 a month.  You are free to choose Verizon FIOS unlike many other parts of the Broadlands.

    SALES EVENT

    Currently Van Metre is hosting a HUGE sales event until October 31st where you can take 15-20% off the total purchase
    price of a home
    depending on the lot.  You can work with your Realtor (me) and the sales rep at Van Metre to manipulate
    this incentive to work in your closing cost and upgrades.
