The secret time to snagging a great deal in real estate is to buy it at the end of the year! Why???

- Builders are either ending their year or their quarter, so clearing their books is VERY important.

New Construction: The Pre-Settlement Walk Through

When building a home there are three important meetings for the buyer to attend…
- The Pre-Construction Meeting
- The Pre-Dry Wall Meeting
- The Pre- Settlement Meeting
In previous articles I have reviewed the first two meetings. Today, lets talk about what to expect at the pre-settlement meeting. Hopefully for you the buyer, this is one of the last times you will need to walk through the home before you take possession of it as your own home.
The Pre-Settlement meeting has three specific goals…
A. This is the meeting for you to finally see your home complete. (Don’t worry, you are in good company if there are still a few minor outstanding items to be repaired.)
B. This meeting is all about BLUE TAPE. While the builder has seen and touched up many of the obvious items needing repairs, you will see more things that need it. Don’t apologize for being picky!
C. This is the meeting for the builder to show you how the systems in your home work.
Recommendations For The Pre-Settlement Meeting…
A. Some people like to have a home inspector in before this meeting to review the home. If you are going to do this, make sure that you follow the builders guidelines for having the inspector in before your PSD (pre-settlement demonstration).
B. If there are outstanding items that need to be repaired before or after settlement, make sure that they are written down and agreed upon in writing before you leave or you could be accepting the home as-is.
C. If you are timid of confrontation, bring some one with you who is not (your agent should be there). This should not be a heated meeting, but it is important that you leave the meeting feeling pleased with the condition of the home. DO NOT be afraid to have the builder go back to fix or repair items!

New Homes: The Pre-Dry Wall Meeting

When building a new home, there are three standard meetings that a builder will ask you to attend.
The first meeting is known as the “Pre-Construction Meeting.” I have outlined this meeting for you in a previous article I wrote located here.
The second meeting is know as the “Pre Dry Wall Meeting.” This meeting will take place with your on site construction manager and will usually be scheduled with only a few days notice. To delay this meeting can mean delaying the work on your home.
This Meeting Has TWO Specific Goals…
A. To review the wiring for the home.
B. To make sure that any additional recessed lights, attic fans, your alarm system, cable outlets, or ethernet outlets are in place.
C. You can also confirm at this time that any structural modifications with walls have been addressed before dry wall goes up (assuming this applies to your home).
Recommendations For This Meeting…
A. If you are going to have a home inspector inspect the property, this is the time to
schedule him for. There is no other time you will see everything behind the walls.
B. Bring your floor plans and options list with you. This way, you will know if something is missing that you are paying for.
C. Bring your camera. You can take pictures of where studs are in the walls for future picture hanging.
It is time to start getting excited! Depending on your builder, you are most likely only a couple of months away from settlement at this point!

Morley Corner In Ashburn, VA

I am always fascinated by land development in our area and cannot imagine what Ashburn will look like in 5, 10, or 20 years! One of the newest communities being developed is off of Ashburn Village Blvd and Shellhorn. The community will be known as Morley Corner and will back up the well established residential community known as Farmwell Hunt.

Morley corner will be home to only 145 units which will consist of two floor plans. The lower level floor plan is known as the Matisse which will consist of 1642 square feet, 3 bedrooms, and a one car garage. The top two levels will make the the larger floor plan known as the Picasso and will consist of around 2600 square feet, 3 bedrooms, and a one car garage. These floor plans can currently be viewed online or at other communities that have the existing models outside of the area.
Upon arriving at Morley Corner you will notice that there is large piece of land being developed that these condos will clearly not encompass. This land will be owned by a Church/ School and their ball fields, which they plan to make accessible to the public. The location of the community is ideal for commuters as it is a meeting point for southern and northern Ashburn, and is very close to all major commuter routes.
