April’s numbers are in… and they appear to be healthy.
- The average sales price is up. I am very optimistic and hopeful for our market. But one month of increase is not enough to draw conclusions on. Keep watching.
- There are a few more listings on the market this month. This is to be expected in April.. The good news is that there is not a flood of new homes.
- The best news is the amount of homes under contact (PENDING). This means buyers are out and that they are buying.

To understand statistics you need to view them for an extended amount of time…. I am not convinced that 4 months is enough so you can view other periods by clicking the market stats link on the right…
- Two reasons sales are down… A- There are fewer homes available. B- Many that are under contract are short sales that take longer to close (hence the large number of pending sales that seem to be piling up every month).
- Days On Market- This is a deceiving number. If you removed the short sales that are actually under contract and the new construction listings that don’t change status, I believe you would notice that homes are typically selling in an average of 40 days (I made up this number but I consider it relatively conservative).
- Active Listings- Just so you realize how low the inventory currently is…. last year in March there were 3,427 homes on the market.

Here are the home sales stats for 20148 (Southern Ashburn). These stats are also amazing (like 20147 stats) where 50% of the homes listed are under contract. The truth is that more like 75% of them are since many short sale agents don’t change their status.
The reason so few have actually sold is that many of the homes under contract are short sales which can take months to go to settlement.

The home sales in these communities are astonishing. At this pace, if no other homes came on the market all of the homes would be sold by next month.
** Notice that many of the homes under contract haven’t settled. This is because over a third of the homes under contract are short sales which require months to go to settlement. The majority of other sales are foreclosures.

You will NEVER know it by listening to the news… But it is hard for the stats to lie.
Here are the housing stats for the last three months. Notice that pending sales are way up over last year… The chart on the right will show you that inventory is drastically decreasing.

The Law Of Supply And Demand… The price of some good changes in relation to the supply of it and the demand for it. As supply decreases and demand increases prices increase.
