Because I currently don’t know how many homes were active in September (I will in a few days) I can only give you the rate for July and August. A little irrelevant I know. Nevertheless, here are the stats…
At the current rate of sales, there was only 17.8 weeks of inventory left on the market in July. There was 19.5 weeks left in August.
A Little Perspective…
Economists believe that 6 months of inventory on the market is buyers market. Anything less is a sellers. Well, we currently have less than 4 months…

Will The Real Estate Market Surge End In December?

Home owners in the DC area are enjoying the rise in home prices. The question of the hour is… will it end with the $8,000 tax stimulas plan on November 30th?
Will first time buyers continue to fight over homes? My assumption is that they will. There is a pent up demand in the current market and many buyer have not been able to purchase because of it. Whether they get the $8,000 credit or not, I believe they will continue purchasing.
Thus far in September, we have fewer homes on the market than the previous months, but fewer contracts. We could be in for a slower holiday season. This is expected, but I don’t foresee much of a difference. Keep watching!

Ashburn Home Sales Continue Strong

As we head in to a time of year which it typically a little slower, it doesn’t appear that we are not going to see much of a decline in real estate activity.
In three of Ashburn’s largest neighborhoods included below (Ashburn Village, Ashburn Farm, and Belmont Country Club) stats are continuing to show low inventory, a lot of contracts, and homes settling at higher rate than in previous months..

August Ashburn Home Sales Stats; Belmont CC, Ashburn Village, Ashburn Farms

Last week we reviewed all that happened in July. As of today, you can see that we still have a drainage problem with homes going from contract to settlement quickly.
Inventory is still very low for the Ashburn 20147 area (Ashburn Village, Ashburn Farm, and Belmont Country Club). It will be interesting to see what happens in August as cycles historically begin to settle…

Loudoun Valley Estates Is On Fire!

These stats prove that our local Ashburn market is very busy.. But check out Loudoun Valley Estates!
Ashburn Farm has 3 times as many homes under contract as they do active. Loudoun Valley has 4 times as many! Keep in mind that some of the sales and homes under contract here don’t show up since they are new construction.
