    How The Clean Energy Bill Could Effect Your Home

    Green Homes- Thanks Uncle Sam!!!Imagine listing your home for sale, getting a contract on it, and not being able to sell it based upon it failing an green energy rating…  Businesses, Cars, and now… your home. 

    There is a Clean Energy Bill (H.R. 2454) that has been passed by the House that could place many restrictions on the hands of Americans when it comes to their homes.  The good news is that National Association of Realtors was able to lobby and have some of the restrictions waived. 

    Here are some of the changes you will see in the newly House approved bill.

    • Does not create a federal energy audit requirement for real property;

    • Exempts existing homes and building from any federal guidelines for new construction energy efficiency information labels.

    • Prohibits the implementation of any labeling during a sales transaction.

    • Leaves the decision to states as to whether to require energy audits, disclosures, etc. (it may be a good idea to contact your local officials)

    • Provides property owners with significant financial incentives, matching grants and tools to make property improvements and reduce their energy bills;

    • Prohibits the Environmental Protection Agency from regulating residential and commercial buildings under the Clean Air Act;

    • Eliminated an early proposal to allow citizens to sue over minor climate risks under the Clean Air Act; and

    • Establishes green building incentives for HUD housing, including a loan program for renewable energy, block grants and credit for upgrades in mortgage underwriting.

     

    I am thankful that NAR was able to have these changes made.  I am shocked that we would have a place in a bill where someone could sue over climate risks.  Further, I am shocked by the government control we allow and the rights that we give up based upon the theory of climate change that many top scientist still debate being true.  But this is just a real estate blog.

    Loudoun’s New Roundabouts

    Traffic problems are all apart of a growing area.  One of the most innovative ways that Loudoun is dealing with increased traffic flow in the county is the inclusion of roundabouts. 

    The junction known as Gilbert’s Corner (route 15/ and 50) was once managed by a stop light.  It was obvious that this was not working as more people continued to commute in and out of the area.  It was a common sight to see bumper-to-bumper traffic for miles at certain hours of the day at this intersection.  Gilbert’s Corner is temporarily shut down and traffic is being re-routed through the new roundabout road called “Howsers Branch Drive.” 

    Here is a short video I shot of this intersection this past week…. In the video I call it the intersection of route 50 and 15…. My mistake.

    Loudoun Tax Rate Increase

    www.TheRealEstateBakery.comThe Loudoun tax rate has now changed to $1.245 per $1,000 of assessed housing value. 

    Though no Loudoun resident is excited about the change, there is a budget deficit in Loudoun County that must be met to meet the needs of a growing area.  It is believed that most will experience a decrease in a tax bill because of the latest tax assessments. 

    Knowing that prices will soon increase in this area as they have in the past… it will be of great importance that we press our local supervisor’s to be as responsive in lowering the tax rate as they have been in raising it.

    More Jobs For Loudoun County

    Raytheon, a defense and homeland security company, is moving to Loudoun County, Virginia. 

    The company has signed a 10 year lease with AOL and plans to occupy around 600,000 square feet of building space off of their Route 28/ Waxpool Rd location.  The company already employees around 4,000 people in Virginia but expects to create around 100 new jobs when they make the move.  Tom Culligan, Raytheon’s senior VP said, “As one of the fastest-growing counties in the country, we are confident that the move to Loudoun County will support our efforts to attract and retain a highly skilled workforce in the Commonwealth (quote taken from loudounextra.com)”

    As an Eastern Loudoun resident, it is always exciting to see the growth that is taking place here.  Large companies such as AOL, Orbital, Verizon, Howard Hughes Medical Institute, and future projects such as the Loudoun One are the strength of our local economy and remain the reason why our economy has weathered this economic storm so well.  Welcome to town Raytheon!
