Lansdowne On The Potomac is a golf course community in Leesburg, Virginia on the boarder of Ashburn, VA. Many would consider Lansdowne an upscale community which offers a variety of home styles from estate homes to condos.

Lansdowne has 2,155 homes. 1,422 Detached… and 713 others (This number doesn’t include the condos and town homes being built around the town center). The community was built by well know local builders; Centex, Beazer, Brookfield, and Van Metre Homes. Lansdowne On The Potomac is also the home of a luxury resort center with rooms, spa, dining, and a golf course that residents can join.

Lansdowne residents enjoy the 30,000 square foot Potomac Club which is home to a 25 meter indoor pool, outdoor pool, exercise room, business center, game room, along with a ball room with dining. There are also tennis courts, a tot-lot, and an outdoor amphitheatre. Oh, and Lansdowne is home to the INOVA Loudoun Hospitoal.

What Is The Draw?
Belmont and Lansdowne are very nice communities… some parts could be called luxurious. Are there nicer communities around… No question about it. River Creek is right next door. However, most who live in one of these communities choose to keep their home searching within the same boundaries to stay in the same school boundaries… Belmont Ridge Middle & Stone Bridge High.
Which Neighborhood Is The Best??
I am too smart to answer this question publicly.. However, I will leave you a few pro’s and con’s of each neighborhood…
Belmont Pros- Gated, golf course, better lot options, yard maintenance from HOA, multiple pools, only a county tax.
Belmont Cons- Snug streets, lack of diversity within home styles since Toll built all of the homes, crappy move in the neighborhood fee.
Lansdowne Pros- Great town-center, golf course, incredible clubhouse with pool and facility, diversity within construction since there were multiple builders, great views from some lots.
Lansdowne Cons- Less from your HOA than Belmont, smaller lots than Belmont on most homes.

For months now we have been seeing a lot of homes under the 400k price range sell very quickly with a lot of competition. What we have not seen is much competition in the higher end communities such as River Creek, Lansdowne, and Belmont Country Club.

Lansdowne & Ashburn Village Community Yard Sales This Saturday!!!

The American yard sale is an amazing event where one puts all of their junk on display in their front yard so others can wake up early and fight over who can gather others junk the quickest… Intriguing. There is truly a part of all of us that loves a good deal… and this is the place to find them.
This Saturday, May 2, 2009, Ashburn Village and Lansdowne on the Potomac will be hosting community wide yard sales. Lansdowne’s will begin at 7am and end at 11:55. Ashburn Village begins at ???
There is one thing I learned from growing up in a small country town. It doesn’t matter what time a yard sale starts, the true bargain hunters will be there rummaging through your piles before you are ready.
Bring your quarters, dollar bills, an empty trunk, and your best negotiating skills. This should be fun! If you know of any other communities hosting yard sales this week let me know!

River Creek, Lansdowne, and Potomac Station Home Sale Stats

Last week I covered the sales stats for Ashburn neighborhoods. This week, I am covering three of the most popular Leesburg neighborhoods… River Creek, Lansdowne On The Potomac, and Potomac Station.
You will notice that River Creek has the least amount of sales and homes under contract. This is very similar to what we saw with Belmont Country Club. Both of these neighborhoods sell more upscale homes which tend to have fewer foreclosures and short sales at this time… hence the fewer sales.
