    The Power Of Staging Your Home/ Ugly MLS Photos

    If you are a regular to my site you have noticed the category dedicated to ugly MLS photos.  It has always been my opinion that people hire real estate agents believing they are investing in a quality of service that they themselves do not have the time, experience, and know how to invest in selling their own homes.  They therefore deserve the highest level of service which specifically includes the agents marketing plan. 

    Whether or not that agents marketing plan includes professional photography, it must include the basic level of advice of how to prepare a home for sale.  This preparation is an art that has become known as Staging.  If you have watched HGTV in the last 4 years you have seen at least one show built around some form of a staging service to assist sellers in selling their home. 

    Statistics show that homes that are staged spend 83% less time on the market than homes that are not.  They also tend to receive higher offers than homes that do not show as well. 

    Let me show you a few homes I found on the MLS that could have used some staging services…

    Remember, the way you live in your home is NOT the way you sell your home.  Staging your home to sell can make you thousands of dollars in the end.

    This Is Not Acceptable

    Seriously?Statistics show that at least 85% of home buyers begin their search on the web.  Depending upon where you live this could be more or less.   Buyers do not scour the web for hours for boring data, addresses, and tax information.  They spend hours viewing photos.

    What is completely shocking to me is that a seller would allow the agent that is representing their “best interest” to post either dark/ unbalanced/ and poor photos, only 1 photo, OR worse… No photos at all.  This is not acceptable.  While these homes may eventually sale, they are often overlooked by those homes with photos.

    There is a great divide in real estate which is revealed by the quality of work put forth.  While I think most homes photos should be taken by a professional photographer and not my personal Nikon, the standard of quality must be raised.  Don’t let your agent get away with a lack of quality.  It will usually cost you more than his commission.

    I see a lot of terrible MLS photos that I would love to share…  However, I try to use ones that are not locally so that I don’t ruffle any feathers.  Nevertheless, I was sent this great photo by a site reader (thanks!). 

    This is a great one!  Not many homes are able to offer a bathroom / kitchen in one.  This one does.
