20148 is Southern Ashburn.  Home sales have continued strong and these numbers fail to represent the new construction sales that are taking place there.

Ashburn Village, Farm, and Belmont Country Club Home Stats

Home continue in northern Ashburn continue strong in to September. 

As you will see, there are currently a lot of homes that are pending a sale which means that they are in some stage of having a contract on them.  The difference between this and previous months is that many of these now are short sales that have contracts but have not been accepted by the bank.  It use to be that Realtors would not take them out of active status until the bank acepted the offer.  We will have to see how all of this plays out.

Loudoun County Absorption Rates

I was stunned today when I pulled Loudoun’s Absorption Rates to find that the inventory has DROPPED AGAIN.  Not by much…. Only a .57 drop!

Absorption Rate:  How many weeks it would take to sell off the remaining amount of homes in the market if the current sales rate continued as is. 

July- 19.05 Weeks
August- 18.45 Weeks

Loudoun County Absorption Rates

There are two good things to notice here.  One is that the inventory is continuing to decrease.  Two is that we are seeing signs of market stability that is healthy for both buyers and sellers. 
 

Absorption Rate stats can help you decide if it is a good time to buy or sale.  Economist tend to agree that 6 months or more of market inventory is a buyers market.

Countryside In Sterling; Home Sales Going Wild!

I mentioned yesterday that Countryside in Sterling  is currently one of the best selling communities in all of Loudoun.  Here are the stats to prove it. 

If you are a first time buyer and only need a couple of bedrooms up and a basement then this is perfect townhome community.  There are a few 3 bedrooms out there but they are scarce.   Many of the homes have a fenced in backyard and deck.  At this price, these have to be the best deal around to stay under 2k a month with everything included.

Here are a couple best ones that are not foreclosures.  This also is scarce.

Loudoun Home Sales Stats, Days On Market, Average Price

Loudoun home sales continue strong through July.  There has been a decrease in homes sold and pending sales which is to be expected because of families preparing for the school year.  The best things I am noticing are the increases in averages sales prices along with the decrease in new listings.  This is great news. 

Remember, we are not looking for the market to return to where it was 3 years ago.  We are simply looking for signs of stability.

Leesburg and Lansdowne Home Sales Stats

Though home sales for Eastern Loudoun have been strong, Leesburg hasn’t moved as quickly as Ashburn and Sterling.  Surprising to me, Potomac Station and Potomac Crossing has currently outsold Lansdowne.   Nevertheless I am impressed with the numbers as I am sure you will be.

Where Has All The Bad News Gone?

I have been known to jump the gun.  I can’t help it.

However, I am sticking my finger in the wind and sensing that the winds of change have begin to blow.  I have been saying it all year when many of my fellow real estate bloggers refuse to (probably out of wisdom).  Nevertheless, there is a small shift that is being seen in our local market that we have not seen for 2.5-3 years. 

loudoun county market predictionsAs I mentioned yesterday… Economist typically agree that a buyers market typically means that we have 6 or more months of inventory available.  Currently, not including condos, we have around 4.5!  Does this mean we are moving in to a sellers market??? 

I will say this.  Buyers who are trying to steal homes from seller are not having as much luck as they used to.  In fact, escalation clauses are becoming common place and it is once again just as cheap to buy as it is sell.  

I do know that this is one of the best months of year to buy homes so there is something to say for that.  Nevertheless, a tipping point is timely thing and would be well appreciated.

Loudoun County July Absorption Rate- Buyers Market?

Loudoun County Sellers Or Buyers Market???Is now the time to buy or sale?

How is the Loudoun County real estate market really doing?

These are both great questions that consumers and sellers are asking much more than they were months back.   I want to help you decide by showing you a stat called ABSORPTION RATES which is how long in the current market it would take to sell all of the homes if the pace of buying activity continued as is. 

Friend that is less than 5 months!  The National Association of Realtors and most economist agree that 6 months or more of inventory is a buyers market.  Do with that what you will, but I would encourage you this…

“If you can buy now- DO IT.  If you can sell now and want to move.. DO IT.” 

 Loudoun County is not doing too bad.
