Loudoun County 2008 Property Tax Increase

Since the property values assessed by the county have declined, Loudoun county decided to make it up by increasing our tax rate to $1.14 per $100 of the assessed value. This increase will affect the average home owner by an average of $308! Oh how I love big government. Sorry, I can’t help myself at times for having an opinion.

Not All News Is Bad!: Ashburn, Leesburg, Sterling Neighborhood Stats

There is a lot negative information out there concerning the real estate market. But after researching specific neighborhoods in Loudoun County today I was encouraged to see that things are looking up for sales this month. I have seen more activity over the last month that I have in a long while, and I am not the only one.
Here are the neighborhood stats for some the most popular neighborhoods in Loudoun County including: Ashburn Village, Ashburn Farm, Belmont Country Club, Brambleton, Broadlands, Lansdowne, River Creek, South Riding, Cascades, and Countryside.

Loudoun County February Home Sales Stats

I attempt every Wednesday to keep you up to date with market stats. This week I am covering Loudoun County market stats.
I found these stats to be pretty encouraging since I am a Loudoun resident.
A few good notes:
- There was an increase in home sales this month!
- The days on market have continued to decline.
- There was an increase in active listings. This is obviously not good. However, a large percentage of these listings are in a stage of foreclosure. We have to get through them before this market completely heals itself.
- There were fewer new listings this month. Less supply* More demand*
- There was a 10% increase in contracts (pending sales)!
Hang in there Loudoun. We are going to ride this thing out!

What Is Ashburn’s Best New Restaurant???

Ashburn is the heartbeat of Loudoun County. For those of you who live inside the beltway that believe that Loudoun County is the boonies, you obviously have not been to Ashburn.
I decided to keep the conversation lite today and take a poll of your favorite new restaurant in the area. Since I have a lot of readers outside of Ashburn, I will let you simply choose your favorite of the choices. The results will be posted on the site.

Who Is The Best Builder? JD Power Rankings

New Windermere Community In Ashburn

One of the areas of real estate that I enjoy keeping up with is new construction. New construction in the Northern VA is nothing new and it seems like every day there is a new development sign going up.
With this blogsite, I intend to keep you up to date on new areas to look out for.
This week, I want to introduce you to a new community in Ashburn called “Windermere” by Pulte Homes. It is located at the intersection of Croson Lane and Claiborn Parkway. Or, just south of Broadlands South and west of Amberleigh Estates.
There will only be 187 homes built. 103 towns and 84 single families. The first deliveries will be in the March time-frame.
I am a personal fan of Pulte Homes. They typically build a quality home and have a lot of standard features that you don’t pay extra for. They also have a pretty strong rating from JD Power.

One Good Thing About Declining Home Values

When you live in a town home, yelling up the stairs becomes an accepted form of communication. I found our new county tax assessment in the mail this morning so I yelled upstairs to see if there was any other surprises that came with it. Not a chance. I was encouraged to see that the value was dropped in the eyes of the county.
Fine by me… However, more important than the value dropping is the county dropping me a check in the mail refunding the extra that I paid this year. I won’t hold my breath on that one.
You should be receiving yours also if you live in Loudoun County if you haven’t already.
After looking it over, you will probably notice one thing…

Don’t Derail This Train!

Living in Northern Virginia is great. We are close to the city, not too far from the mountains, all the shopping a woman could want (my wife says this), and we have the Redskins, (at least their practice field).
Nevertheless, if you were to ask people the number one complaint about living here it is the TRAFFIC.
Everything that has been built or planned off of the Route 7 Corridor of Fairfax and Loudoun County in the last few years has had in mind the extension of the metro from the Orange Line in Falls Church to Ashburn. We thought redemption was close. Even builders included the extension of the metro as part of their sales pitch of why “This” was a great location for appreciation.
Not Too Fast…
It appears that this train is close to being derailed because of the FTA trying to pull funding because of increased costs. Think of that… The government is playing the frugal card.
I like the frugal card. I am a tight myself. However, in my opinion, this is a project that must continue. The toll road has no room for more lanes, route 7 is a quicker on a bike, and there seems to be no end to people moving to this area (which is a good thing).
The metro will not fix all of the traffic issues but it sure will help. It is said that it would cut back on as many of 4 new lanes of roadway. It will also cut down on gasoline expense, which I like. The good news is that Gov. Kaine is working to resolve the issue and there are a lot of stubborn people in Northern VA that will fight or complain until we get this train moving.
