Which Presidential Canidate Do You Really Support In Loudoun County ???

There is no doubt that Presidential candidates view our area as a crucial area for winning the debate. Last week Democratic candidate Joe Biden spoke at Claude Moore Park in Sterling. In the beginning of September Republican candidate John McCain and Sarah Palin campaigned in Fairfax County.
Since this is a real estate blog with daily readers I will resist sharing my personal views concerning the candidates. Nevertheless, since there is a lot of confusion as to who to vote for with the press only pushing their bias I found a site that will help.

No More Visual Litter ???

Loudoun County is getting board….
The board of supervisors is working with the department of transportation that would allow zoning inspectors to remove signs on roads and prosecute repeat offenders. Seriously???
You are telling me that people have nothing better to do than to drive around removing temporary signs calling it “visual litter?” I can understand that there are times, especially during an election, when there are hundreds of the same signs on filling the road ways. However, an OPEN HOUSE sign that is there for 3 hours 1 day a week or a church sign that is placed outside of a building that is rented on a weekly basis and charging these people fines. This is ridiculous.

Dulles VA… Location, Location, Location

I was reading through a few notes made concerning the Washington Dulles Area that I found very interesting. I thought I would share a few with you….

Loudoun County Absorption Rate

It is Wednesday and Wednesday is for stats at the The Real Estate Bakery. SO… I have decided to add a new tool to the belt of those of you who enjoy my weekly stats.
Ladies and Gettleman, I am proud to introduce, “ABSORPTION RATES.”
Absorption rates is a term that defines the amount of time it would take for the market to consume all of the current inventory if no more homes were added to the market.
For the past few months in Loudoun this rate has been dropping so this is a good thing. Currently in June, if no more homes were added to the market it would take 24.88 weeks to sell all of the homes on the market. Here is a helpful chart that I have created for you.

Loudoun County Monthly Sales Stats!

I have been busy on getting a home to settlement so I missed yesterday’s stats. Therefore, I am making it up to you. These stats cover all of Loudoun County.
A few GOOD notes (forgive me for being optimistic… there are plenty of negative sites out there for those looking).
- We have continued to see a climb in homes sold which carried over in May.
- Average sales prices INCREASED for the first time in months!
- There are LESS homes now on the market than before! Less supply.
- Fewer new listings went on the market in May.

Raspberry Falls Home Sales Stats

Yesterday we discussed the Hunt and Golf Community of Raspberry Falls.
Raspberry Falls in Leesburg is a Van Metre Community built by Marquis Homes who still has lots for sale. Their new homes start in the 800K’s depending on the lot and home up in to the $Millions$. I didn’t mention too much about the re-sales in the community so here go…
These stats cover the last 180 days…
Active: 13 (Average List Price- $1,133,515)
Under Contract: 3 (Average List Price- $1,099,866 )
Sold: 4 (Average Sold Price- $1,021,703)

Loudoun’s Summer Music Concerts And Festivals

Ashburn and Leesburg are hosting a summer full of concerts and events this year. I am not sure who started this outdoor competition but there is no denying that it is anything less than a battle of the communities. I say, “Let the battle begin while we reap the benefits of a summer full of music and fun!”
For the next few weeks I will do my best to outline these events. Just to let you in on who is involved thus far; Belmont, Broadlands, Brambleton, Lansdowne, Tarara Winery, Leesburg Town Hall and The Courthouse (these guys may have started it all- obviously not a community).
This week lets cover Belmont’s- Loudoun Summer Music Fest.
Loudoun Summer Music Fest
LSMF rocks Northern Virginia with a series of LIVE concerts that entertain over 50,000 adults and children at a series of magical summer concerts under the stars. Everyone dances, sings, and cheers. Ticket prices are low; audience partipation is high!For four months everyone’s favorite bands from the 70s, 80s, and 90s play their greatest hits, live on the lawn at Toll Brother’s Belmont Country Club in Ashburn, VA just off the Toll Road from Washington, D.C. The Loudoun Summer Music Fest is a hit!Profits from the concert series are donated to Loudoun County charities through the Loudoun Foundation, a 501(c)(3) non-profit organization. Loudoun Rental Prices and Days On Market

Since we discussed whether you should rent or sell in this market yesterday, I thought it would help if you understood how long on average it is taking homes to rent (the red bar) and how many have rented (the blue bar) thus far in April.
These stats only include homes in Ashburn, Leesburg, and Sterling VA.

Loudoun County 2008 Property Tax Increase

Since the property values assessed by the county have declined, Loudoun county decided to make it up by increasing our tax rate to $1.14 per $100 of the assessed value. This increase will affect the average home owner by an average of $308! Oh how I love big government. Sorry, I can’t help myself at times for having an opinion.
