Community Of The Week: Leesburg’s Selma Estates

Tuesdays are all about great communities, and this week I want to highlight a new community in Leesburg called Selma Estates.
Land comes at a premium price in Northern VA, but once you see the views in this community you will understand why. Only about 5 minutes out past the Leesburg Outlets off of Route 15 North past Raspberry Falls and White’s Ferry you will find yourself in a land flowing with milk and honey. I’m not sure its Heaven but it feels a little more like it than your average cramped and busy life style of Northern VA.
Selma is being built by 3 luxury builders in the area; Craftmark Homes, Winchester Homes, and Edgemoore Homes. The community will consist of 278 homes built on mostly 1/2 acre to 3/4 acre home sites. 40 of the sites will be offered on 10+ acre home sites. Only a handful of homes have currently been built but there are a few gorgeous models to look through. Each builder has multiple floor-plans to choose from ranging from around 3,000 square feet to some plans close to 6,000 square feet.
Base Prices:
$669,000- $999,000 (Varies By Builder)
Amenities:
Pool, Clubhouse, Tennis Courts, Tot Lot, Gazebos, and Scenic Walking Trails

Community Of The Week: Farmwell Hunt

Tuesdays are all about great communities!
After living in Florida I have a fascination with with waterfront properties. There aren’t many communities in Ashburn that offer this option so the ones that do have my attention. Today, lets highlight Farmwell Hunt.
Farmwell Hunt is a Toll Brothers community that was built in 1996. The community has 576 homes spread out over 202 acres. 234 of the units are town homes. I have included a few townhome photos in this weeks slide show. Farmwell Hunt boasts extensive walking trails, beautiful trees, a tot lot, clubhouse, tennis courts, and a community pool. The HOA fee runs around $80 a month.
The location of Farmwell Hunt is perfect for a quick commute. The community is lodged directly between easy access roads. West of the community is Ashburn Rd., North of it is Farwell Rd., East is Ashburn Village Blvd., and just south of it is Shellhorn Rd.

High: Broad Run High School

Community Of The Week: Ashburn Village

On Tuesdays I highlight new communities throughout the area. The only problem is that some of the best developments in Ashburn are not brand new.
This week, lets highlight an older community in Ashburn; Ashburn Village. If you are new to discovering Ashburn, you should know that what we consider an older community really means that it has been around for a little more than 10 years. Ashburn Village was opened for development in 1987. The community is spread over 1500 acres with 5,000 housing units and over 15,000 residents!
Your first time driving in to the area, there is a high probability that Ashburn Village was the first neighborhood you saw. You noticed the large sign and huge flags off of route 7.
Housing:
Ashburn Village contains some of the most diverse living options in the area. It offers apartments, condos (Lakeshore), Townhomes, Single Family Homes of all sizes, and a 55+ community. Many of the residents back to water.
Schools:
Elementary: Ashburn Elementary School, Dominion Trail Elementary School
Middle: Farmwell Station Middle School
High School: (Just South of Ashburn Village) Broad Run High School
What sets Ashburn Village apart from other communities is that it offers the best amenities around. Ashburn Village has four recreation centers, four pools (1 indoor), 4 large ponds, and extensive walking trails throughout the community.
What Ashburn Village offers that no other community in the area can compete with is the Ashburn Village Sports Pavilion. This is the communities largest recreation center with a full size gym, work out facility, on-site nursery, racquetball courts, indoor pool, weight rooms, seasonally enclosed tennis courts, and fitness classes being taught. It is one of Virginia’s largest community-based recreation facilities.
This is all included in the price of your monthly HOA which runs around $100 depending where you live in the Village. If you have never seen the Ashburn Village Sports Pavilion I encourage you to take a tour. You can pay to use the facilities if you are not a resident.
Shopping:
Ashburn Village has a large and well kept community shopping center with the staple store being Giant. The shopping also includes an aray of restaurants from Indian to fast food. You will also find the local Dairy Queen, Blockbuster, Starbucks, Hallmark, UPS, Ashburn Tire and Auto, the dry cleaners, etc…
On the north side of the Village now called Ashbrook Commons there is a Harris Teeter shopping center. To the direct south of the village you will find the Bloom shopping center.

Community Of The Week: Ashburn’s Loudoun Valley Villages (Carriage Homes)

If you have looked in more than a few neighborhood’s in Ashburn, there is a good chance that you have seen a home built by Toll Brothers. In Ashburn, Toll Brothers built Farmwell Hunt, Belmont Country Club, Belmont Ridges, Belmont Green, Belmont (you name it), Loudoun Valley Estates, and a few more.Loudoun Valley includes a few neighborhoods combined… The Estates, The Executives, The Glen, and The Carriages.
So that I don’t bite off more than I can chew, this week lets cover the ”The Carriages.”
You may have seen the carriage homes built in Belmont Country Club. I sold one there last year. If you don’t know what a carriage home is, think of it as a SINGLE FAMILY ATTACHED home, NOT a town home. Yes, they are town homes in the sense that you are attached to another dwelling. But they are anything but small. Hopefully, you can get an idea in my slideshow how large these homes are. In fact, if you are looking for an Ashburn town home yet you want more space, this is the perfect fit.
The Loudoun Valley community is a 10-12 year project that will have around 2,800 total homes including 346 Carriage Homes. When the project is complete there will be beautifully landscaped walking paths, pools, tennis courts, and 3 community centers.
What sets the Carriages Apart?!?
- SPACE (2,500-2,600 square feet /// homes also include 2 car garages, with the optional basement)
- MASTER BEDROOMS ON THE MAIN LEVEL OF TWO FLOORPLANS (The Andover and Grandview) …try finding this in a Loudoun Home that is not in an adult community.
- 4 DECORATED MODELS TO CHOOSE FROM (the Victorian model is not available to see).
- LOTS OF LIGHT!! (the drawback to many interior town homes is the lack of light compared to an end unit. You will be very pleased to see that these units have large windows which fill the room with plenty of sunshine so you will never feel closed in.
PRICES
- The issue of buying of home always comes down to price. You can move in to The Carriages for prices ranging around the mid $500’s.
- HOA fee’s for The Carriages are $97 monthly for traditional amenities and future pools, etc….

Community Of Week: The Glen At Goose Creek

On the boarder of Ashburn and Leesburg lies one of the newest townhome communities in the area.
Centex is a nation wide builder that has been recognized many times by Big Builder Magazine as “Americas Most Admired Big Builder” and named one of FURTUNE magazine’s “Most Admired Companies.” You may have seen some of their homes built in Brambleton, Lansdowne, or Potomac Greene but nothing of this magnitude.
Currently at the Glen At Goose Creek, they are constructing around 92 townhomes which will be considered the South Side. It is estimated that within a couple of years they will begin building the North Side which will consist of around 600 townhomes along with condos! This area will be comprised of a new shopping/ entertainment area.
The neighborhood is located off of Sycolin Rd (the end of Ashburn Farm Parkway) at the intersection of Belmont Ridge Rd. At this point there honestly isn’t much too see. Centex is predicting around 5 years for the whole project if everything sells well. They currently have a couple of quick deliveries for great prices. The first set to-be-builts should be finished up in August and September.

Grenata Preserve: Community Of The Week

There are not a lot of communities that compare with the luxury of Grenata Preserve in Loudoun County.
With lots ranging from around 3-6 acres, there are 2 builders that make up the community; Edgemore Homes and Creighton Homes. If you are looking for anything less than luxury and to pay less than a Million you are looking in the wrong area.
However, if you are model home hunter who just loves to see incredible homes, this one is hard to beat.
Grenata Preserve can be found off of Evergreen Mills Rd. in Leesburg close to Route 15 South, and the Toll Road. Here are a few pictures for you to enjoy.

Downtown Leesburg: The Charm Of Loudoun

Leesburg, VA in my opinion is the most charming part of Loudoun County.
If you are from outside the area, downtown Leesburg would resemble the charm of Georgetown in DC. In fact, Leesburg in the beginning was once called “George Town” by Nicholas Minor. Minor was a land and tavern owner in the original land we now call Leesburg. If you happen to be a history buff, there is more than enough to learn about Leesburg. A great start would be what is posted on Wikipedia.
There is so much that goes on in Leesburg that I plan to write on soon. In the time being, here are a few great photos of downtown Leesburg that I was able to take this week.

Community Of The Week: BIG BRAMBLETON

Every Tuesday I discuss new communities.
Today, lets discuss one of the best neighborhoods in Ashburn: BRAMBLETON. If you are moving or relocating to the area, Brambleton is worthy of your attention. No matter how often I go through it, which is a lot, I am amazed by the continual work and upgrades going on.
Past And Present
The community will be build across 2,000 acres of land and when finished should have 6,200 housing units. The brain behind the project was Soave Enterprises. In April 2007 at the Northern VA Building Industry Event, Brambleton was named the “Community Of The Year.” Brambleton was also the first community in the states to have Verizon FIOS at homes within the community. Even better, it is apart of the low HOA fee, which also includes 4 pools, tot-lots, walking paths, parks, ponds, tennis and basketball courts,and more. Oh, by the way, Brambleton golf course is across the street.
Currently there are 6 award-winning builders within the community.
- Miller and Smith (A Local Builder)
- Centex
- Gulick Group
- Beazer
- Stanley Martin
- Winchester Homes
These builders have everything from luxury condos, town homes, attached singles, single family homes, and luxury estate singles. There is a re-sale market also available in Brambleton with some great homes. Though Loudoun County has struggled the last couple of years in sales, Brambleton at times has actually seen an increase in the amount of sales within the community.
Whats So Great?
When speaking with Brambleton residents they say that, ”the beauty of the town is that everything you need is right here”. Brambleton is close to everything. It is very close to the Toll Road, Loudoun County Parkway, Belmont Ridge Road, Evergreen Mills Road, Route 50, 7, 28, and possibly the future stop of the Dulles Metro!
Do you have kids? Don’t worry, some of Loudoun’s best schools are in walking distance!
What residents and non-residence love the most about Brambleton has to be “Brambleton Town Center.” It is an amenity in and of itself. This is not your average grocery store with a few shops. This town center has tons of shopping and it is still growing. A few stores to mention:
- Caribou Coffee, California Tortilla, Nicks Corner Grill, Cold Stone Creamery, Froots
- Barnes and Nobles (coming), Go Bananas, The Papery (coming)
- The Next Step, Annalee’s Formals
- Chevy Chase Bank, Harris Teeter, UPS, A&A Music
- MANY MORE
If you are a guy that can’t handle all the shopping like myself, you can knock out a few hours at the new stadium seating 16 screen Fox Cinemas! Be careful or you may find yourself napping on the reclining leather seats instead. To be honest, I can’t imagine driving to Sterling for another movie any longer after watching one at Fox.

Community Of The Week: Winsbury Of Arcola

Tuesdays are for new construction.
Therefore, I am going to let you in one of the newest projects in the Dulles area. Richmond American who has built all over Virginia including communities like Amberliegh, Ashbrook Village, and Vantage Point in Ashburn has broken ground and is now selling in Arcola, VA. The zip code will show up as Sterling but will be within a couple of minutes from Loudoun Valley Estates and Villages.
The community is called Winsbury. It is nestled perfectly near the corner of Gum Springs Rd. and Evergreen Mills Rd. across from Pangle’s Store. This area still holds the beauty of Old Loudoun with elements of country living with old barns, large tree’s, a country store, and mom & pop shops.
Don’t worry, you will have an easy commute being only minutes from Old Ox Road, Route 50, 28, Loudoun County Parkway, and the Dulles Toll Road. There is currently a lot of road construction in the area that will soon make it very easy to commute quickly between North East Loudoun (Ashburn) and South East Loudoun (South Riding).
Wisbury by Richmond America will host their 50 homes on lots ranging from .25 to .33 acres. They will be building a distinct collection of their Estate and Executive Series homes, i.e… the Princeton II, Amherst, Providence I & II, Vanderbilt I & II, Middleburg, Anderson, and Michaux models.
From my communication with the sales manager, Jim Gallagher, they are currently offering pre-construction pricing starting in the 500’s that will change as the community develops more.
The community will not have a pool or community center for the purpose of keeping the HOA cost at a low $50.

Community Of The Week: Waterford Ridge

It has to be one of my favorite parts of selling real estate. So, I have decided that Tuesdays are now committed to highlighting great communities.
This week, I want to point out one of the most beautiful single family communities I have seen in a while. It is called “Waterford Ridge.” Toll Brothers, who built Belmont Country Club, is the exclusive builder.
Waterford Ridge is right off of the beaten path of 15 North close to Lucketts. To put that in to perspective, it is around 12 minutes from the Leesburg Outlets. This community offers some of the most beautiful landscape in the area.
