Hamlets At Red Cedar By Pulte Homes: Community Of The Week

I have been wanting to write on the Hamlets at Red Cedar for a long time. It has to be one of the most well thought out communities in Leesburg. I can’t be the only one that has thought that since they were Loudoun’s best selling community all through 2007. When I am showing people around Ashburn neighborhoods I always try to find a way to drag them out to the Hamlets for a quick view. I haven’t been able to convince everyone to surrender the ideal of Ashburn but I have had A LOT of people on the edge of their seats and spoiled them once they see these homes and prices.
You tell me… What other community in Loudoun County is spread over 1,300 acres with 900 of it being just for open space and conservatory? When pulling in to the community you begin to realize that you have just stepped outside of the hustle of Northern VA and that there actually are trees that are older than seedlings between homes in new communities.
Pulte began selling the Hamlets at Red Cedar off site in 2005 and is over two thirds complete. When complete there will only be 350 homes. Don’t worry, a small community still has amenities; 5 parks, 2 tot lots, 3.5 miles of walking trails, a pool, club house, and 24 hour fitness center.
The home types currently being offered at Red Ceder by Pulte:
- Manor Collection- 1/4-1/5 acre home-sites (low-mid 500’s)
- Ambassador Series- 1/2 acre home-sites (mid 600’s - low 700’s)
- Stone Ridge Collection- 1/2-1 acre home-sites (low 700’s- mid 900’s)

Community Of The Week: Raspberry Falls

When many people think of Virginia at its best they are thinking about mountain views, lush fields, and beautiful streams. Virginia does offer this serene luxury. However, you won’t find it until you get out of the everyday hustle of the beltway. My assumption is that if traffic didn’t create such a problem here that many of you would find yourself moving further west.
Today I want to share with you a beautiful community that has captured a piece of this dream right outside of the hustle of Northern VA. The community that I have chosen this week is called Raspberry Falls (Golf And Hunt Club) in Leesburg VA.
Raspberry Falls is a Van Metre Community built by one of Van Metre’s companies Marquis Homes. The community was built around 1996. The beauty of the community is the spacious lots, wide roads, gorgeous views, and the golf and hunt club. The lot sizes range from 1/2 acre to 25 acre lots depending on how much you want to spend. Homes range from the 800K’s in to the millions.
The community can be found only 3.5 miles north of the Leesburg Outlet Mall on Route 15N. Raspberry Falls was designed preserving all of the natural features of the land. The goal of the golf course designed by Gary Player was to follow the style of many courses in Scotland.

Community Of The Week: Ashburn’s BROADLANDS

If you are a Loudoun local you have heard of the Broadlands. It’s not the fact that the Broadlands has created their own unincorporated name inside of Ashburn. Nope. People in the Broadlands have a major agenda currently. That agenda is getting their own hospital.
I find it humorous when reading the local papers every week with full page ads being ran from the current Loudoun Hospital in Lansdowne, only a little more than a mile down the road, or ads from the Broadlands. There is a lot of ink being spilt over this hospital. Truth be told, I don’t have too much of an opinion on the issue, except if it means more taxes for Loudoun at this time I can’t say I am too excited.
Well, this article has little to do with county battles and more to do with the large community of the BROADLANDS. I will try to stay on course.
THE BROADLANDS
The Broadlands is a beautiful community located in Loudoun County (20148). It is and is still being built on 1502 acres off of exit 5 of the Dulles Greenway in Ashburn. Van Metre Homes (a JD Power Quality Leader) is the developer of the land and has built the majority of the homes in the community. The Broadlands is estimated to be finished in 2010 and will have around 3,800 homes when fully developed.
The goal of the Broadlands when building was to preserve as much of the natural environment as possible. The community has set aside 150 acres of wetlands and woodlands for vegetation and wildlife. They even constructed a 5,000 square foot nature center. Not bad. Residents therefore are able to enjoy walking trails, ponds, birdhouses, and a “butterfly meadow.” I have to say that the quality and detail of developers has seemingly increased with the slow down of the real estate market.
Amenities and Shopping
Depending on where your home is located in the Broadlands you have access some great amenities. Every Broadlands resident has access to the community pool, tennis courts, parks, tot lots, etc.. with the community HOA fee which I believe runs around $150 a month. However, if you live in the southern part of the community which is mostly newer called Southern Walk you are blessed with an additional Open-Band fee than varies in price which includes cable, internet, and telephone. And no, until that community contract is up, you don’t have a choice of whether you will pay it.
For those of you who love local shops, the Broadlands currently has every Ashburn neighborhood beat. They have two large community shopping centers; Broadlands Marketplace and Broadlands Village Center. These places include some great restaurants such as Bone Fish, The Original Steakhouse (with the coolest sports bar in town), American Flatbread, and Glory Days. By the way, the classiest restaurant in town is in the Broadlands… Clyde’s Willow Creek Farm.

Community Of The Week: Pulte’s Windermere In Ashburn

A few months ago I wrote a post on Pulte Home’s new project in Ashburn called “Windermere.” Pulte had just begun the project at that point so I wanted to give an update since my last post.
Windermere is a smaller community featuring only 187 homes built for smaller families. The community is nestled on a premier lot off of Ashburn’s newest cut through, Croson Road. Directly to the south is the Broadlands, north is Belle Terra, east is Amberliegh, and west is also the Broadlands. Since we still have faith that Ashburn will one day host the metro, living in Windermere will be location gold mine only a couple of blocks away from the silver line stop.
To be honest, I am at times a little reluctant with selling brand-new construction that is new on the block. There is simply a lot of price cut risks, financing limitations, and a messy construction environment until the community has matured. I held off on showing Windermere in the beginning. Once I caved, I quickly found out that they are currently the fastest selling community in Ashburn and Pulte’s quality of construction had me thinking of buying myself. I didn’t pull that trigger but I did sell one of their town homes to some of my good friends. They are set to move in within 2 weeks.
I would quote you some of their incentives but truthfully they change all of the time. As a base, you can typically expect Pulte to give at least 10k toward closing along with paying the 1% loan origination fee. The great part about Pulte’s homes are that they come standard with sooooo many great upgrades that you may find that the bare minimum is enough for you without paying extra for them. I.E… granite counters, hardwood flooring, ceramic tile, granite in bathrooms, GE profile appliances, and more. Not a bad deal when you realize that a comparable re-sale goes for the same with few to no upgrades.
Townhomes (103 being built) - 3 floor plans (Westley II, Tyler, Stratford). Prices range from $427,900 to $462,900. Square footage ranges from 2,369- 2,855.
Singles (84 being built)- 4 floor plans (Ashford, Kenley, Wynnewood, Jamestown II). Prices range from $537,900 to $627,900. Square footage ranges from 2399-2,972.

Community Of The Week: Lansdowne On The Potomac

Tuesdays are all about great communities.
After spending the weekend roaming around Lansdowne during their spring festival I decided to highlight the luster of the well designed community that is showing it’s true beauty this Spring. Every time I drive through the community I find myself saying 2 things….
- Wow, that is a beautiful home
- How the heck did I end up over here?
The community has so many cul-de-sacs and turns around the golf course that it is not a normal grid-like road system that is easy to figure out, at least for me.
Good To Know:
Lansdowne has 2,155 homes. 1,422 Detached… 713 others (I am not sure this number includes the condos currently being built around the town center. It was built by well know local builders; Centex, Beazer, Brookfield, and Van Metre.
Lansdowne On The Potomac is the home of a luxury resort center with rooms, spa, dining, and a golf course that residents can join.
Amenities:
Lansdowne residents enjoy the large 30,000 square foot Potomac Club which is home to a 25 meter indoor pool, outdoor pool, exercise room, business center, game room, along with a ball room with dining. There are also tennis courts, a tot-lot, and an outdoor amphitheatre.
Lansdowne’s website states, “Two significant bodies of water (Goose Creek and the Potomac River) are in and around Lansdowne. The community includes businesses and residential areas. Businesses include: INOVA Loudoun Hospital, the Lansdowne Resort, Leisure World, The Prison Ministries headquarters, and The Jack Kent Cooke Foundation. In addition, the area will soon include the Lansdowne Town Center, a mix of residential and retail space. Lansdowne also has a neighborhood elementary school and middle school.
The developer of Lansdowne has dedicated certain areas to Loudoun County, including a natural park on the Potomac, a canoe/kayak launch on Goose Creek, a park integrated with our middle school, and hiking trails and paths.”
Location:
Lansdowne On The Potomac is located off of the Potomac River 19 miles west of Tysons Corner. 12 miles to Dulles International Airport, and 2.7 miles to Leesburg Outlets.

Communities Of The Week: Ashburn’s Adult Communities

The last time I checked, the average age for Ashburn is around 32 years old. There is not a large senior adult population in Ashburn currently.
If you think it will remain this way, you could be in for a surprise within the next 5-10 years. If the average age for the population is in the mid 30’s you should assume that there are grandchildren in the picture. Since many of the residents in this area are transplants, grandparents are now deciding that they are tired of missing out on their youngsters childhood.
What are the signs that I am seeing predicting this???
1. One of the most read articles read on my site found through google is an article concerning Ashby Ponds (An Assisted Living Center Being Built in Ashburn).
2. Many builders in the area have begun to build 55+ communities all around Ashburn within the last few years.
Currently….. There are options such as….
- Khovanian’s Four Seasons in Ashburn Village (Condos)
- Ashburn Village’s 55+ Community (Townhomes)
- Potomac Green (Centex and Del Webb’s Community). This community has been built within the last few years and has experienced a lot of growth.
- COMING SOON…. Brambleton will be building an Active Adult community within the next 3-4 years consisting of around 1500 units including from my understanding Carriage Homes, Townhomes, Condos, and Detached Homes. There is also plans for an assisted living center.
- Ashby Ponds, an Erikson Built Assisted Living Center, will be up and running very soon off of Loudoun Country Parkway near route 7.

Community Of The Week: Leesburg’s Selma Estates

Tuesdays are all about great communities, and this week I want to highlight a new community in Leesburg called Selma Estates.
Land comes at a premium price in Northern VA, but once you see the views in this community you will understand why. Only about 5 minutes out past the Leesburg Outlets off of Route 15 North past Raspberry Falls and White’s Ferry you will find yourself in a land flowing with milk and honey. I’m not sure its Heaven but it feels a little more like it than your average cramped and busy life style of Northern VA.
Selma is being built by 3 luxury builders in the area; Craftmark Homes, Winchester Homes, and Edgemoore Homes. The community will consist of 278 homes built on mostly 1/2 acre to 3/4 acre home sites. 40 of the sites will be offered on 10+ acre home sites. Only a handful of homes have currently been built but there are a few gorgeous models to look through. Each builder has multiple floor-plans to choose from ranging from around 3,000 square feet to some plans close to 6,000 square feet.
Base Prices:
$669,000- $999,000 (Varies By Builder)
Amenities:
Pool, Clubhouse, Tennis Courts, Tot Lot, Gazebos, and Scenic Walking Trails

Community Of The Week: Farmwell Hunt

Tuesdays are all about great communities!
After living in Florida I have a fascination with with waterfront properties. There aren’t many communities in Ashburn that offer this option so the ones that do have my attention. Today, lets highlight Farmwell Hunt.
Farmwell Hunt is a Toll Brothers community that was built in 1996. The community has 576 homes spread out over 202 acres. 234 of the units are town homes. I have included a few townhome photos in this weeks slide show. Farmwell Hunt boasts extensive walking trails, beautiful trees, a tot lot, clubhouse, tennis courts, and a community pool. The HOA fee runs around $80 a month.
The location of Farmwell Hunt is perfect for a quick commute. The community is lodged directly between easy access roads. West of the community is Ashburn Rd., North of it is Farwell Rd., East is Ashburn Village Blvd., and just south of it is Shellhorn Rd.

Middle: Farmwell Station Middle School
High: Broad Run High School
