Broadlands
The Broadlands is a fantastic community located in Ashburn (20148). It is built on 1502 acres off of exit 5 of the Dulles Greenway in Ashburn. Van Metre Homes, a JD Power Quality Leader, is the developer of the land and has built the majority of the homes in the community. The Broadlands is estimated to be finished in 2010 and will have around 3,800 homes when fully developed.
The goal of the Broadlands when building was to preserve as much of the natural environment as possible. The community set aside 150 acres of wetlands and woodlands for vegetation and wildlife. They even constructed a 5,000 square foot nature center. Not bad. Residents therefore are able to enjoy walking trails, ponds, birdhouses, and a butterfly meadow.
Amenities and Shopping
Depending on where your home is located in the Broadlands you have access to some great amenities including community pools, tennis courts, parks, and tot lots.
Broadlands South
The newer section of the Broadlands on the south side is known as Broadlands South. This section offers the same great amenities along with others including cable, internet, and telephone. Some parts even include grass mowing. The Broadlands South does have a higher HOA fee to offset these benefits.

There are 14 lots remaining in the Broadlands before the fat lady sings her last.
Here is a little information for those of you who have been waiting…
- They will only be building the Avery and Preston floor plans. AGAIN, ONLY.
- There will be 7 walk out lots on 14 home sites.
- Most of the home sites will have lot premiums.
- The first homes released will be delivering around the July/ August time frame depending upon the weather.
- 3 car garages will be standard. 4 car will be an option. Trust me, these garages will offer a lot of extra space.

Loudoun Valley Estates Is On Fire!

These stats prove that our local Ashburn market is very busy.. But check out Loudoun Valley Estates!
Ashburn Farm has 3 times as many homes under contract as they do active. Loudoun Valley has 4 times as many! Keep in mind that some of the sales and homes under contract here don’t show up since they are new construction.

These stats are very similar to what we are seeing in 20147 (North Ashburn). Again, there is still a clog in the system delaying the amount of settlements we should be seeing and keeping more homes appearing active than there really are.

As I mentioned yesterday… Ashburn is selling.
Shhh…Don’t tell Broadlands I called them Ashburn. lol. There are not as many sales in southern Ashburn but there are also not as many foreclosures and short sales so the numbers are a little deceiving.
