Ashburn’s 3 Million Dollar Foreclosure Sale

If you have driven down Belmont Ridge Road with your eyes open, you have seen Osama El-Atari’s former home on the corner of Belmont Station Drive. This multi million dollar home has been vacant for the last few months since El Atari supposedly fled the country this past spring. El-Atari was indicted on multiple charges that equal over $40 Million in unpaid debt.

The 8,000 square foot home is a common size for the The Chase At Belmont Country Club community. However, El-Atari also purchased the neighboring lot which provides this home extra space. Apparently, the home has been damaged while sitting vacant though there are plans by the bank to make repairs prior to selling it.

There is no date currently given as to when the home will be listed for sale or for how much it will be listed for. The latest assessed value of the home was $3.65 million according to property records. However, with the widening of Belmont Ridge Road and the latest home sale prices in the community, I suspect that the sales price will be much lower.

August Ashburn Home Sales Stats; Belmont CC, Ashburn Village, Ashburn Farms

Last week we reviewed all that happened in July. As of today, you can see that we still have a drainage problem with homes going from contract to settlement quickly.

Inventory is still very low for the Ashburn 20147 area (Ashburn Village, Ashburn Farm, and Belmont Country Club). It will be interesting to see what happens in August as cycles historically begin to settle…

Which Is Better? Belmont Country Club Or Lansdowne On The Potomac?

There are 2 things that connect Lansdowne On The Potomac to Belmont Country Club. Schools and Lifestyle.

What Is The Draw?

Belmont and Lansdowne are very nice communities… some parts could be called luxurious. Are there nicer communities around… No question about it. River Creek is right next door. However, most who live in one of these communities choose to keep their home searching within the same boundaries to stay in the same school boundaries… Belmont Ridge Middle & Stone Bridge High.

Which Neighborhood Is The Best??

I am too smart to answer this question publicly.. However, I will leave you a few pro’s and con’s of each neighborhood…

Belmont Pros- Gated, golf course, better lot options, yard maintenance from HOA, multiple pools, only a county tax.
Belmont Cons- Snug streets, lack of diversity within home styles since Toll built all of the homes, crappy move in the neighborhood fee.

Lansdowne Pros- Great town-center, golf course, incredible clubhouse with pool and facility, diversity within construction since there were multiple builders, great views from some lots.
Lansdowne Cons- Less from your HOA than Belmont, smaller lots than Belmont on most homes.

Which neighborhood do you consider the best and why???

May was a good month for Ashburn home sales… However, the clog in the system remains due to slow response times from the banks on short sales. This is why we continue to see a lot of homes under contract and only half as many going to settlement.
