Ashburn Is Selling!!!

I took some time this past Saturday morning to wash my car. As I did, I saw multiple Realtors out showing a home close to mine. Either this is was an amazing house or there are a lot of people buying.
The truth is that there are A LOT OF BUYERS looking to buy right now. Many of them/ you have been riding the fence on when to buy. Those that are not tied in to waiting on some third party to respond are taking advantage of some great deals on great homes!
In Ashburn right now there are 154 homes under contract. I heard yesterday that many of these went under contract just this past weekend!
If you are holding out because of the fear of market decline you could miss one of the greatest opportunities Ashburn has presented in over 5 years! If you are moving next year, you obviously have a risk. Otherwise, lock in a 30 year rate that you feel comfortable with and enjoy your new home. We are actually seeing MULTIPLE offers on homes that show well and are priced well.

Ashburn VA: A Suburb Of Small Cities

Most of Ashburn has developed within the last 10-15 years. The cool part about Ashburn is that it has been created with modern development tecniques in mind. You can easily reside in neighborhoods like Ashburn Village, Brambleton, or the Broadlands and never travel outside of your own neighborhood for most of your daily needs.
Ashburn is changing the lifestyle structure of Northern VA. Up until now most people have lived in Northern VA for a temporary season of life while they sought our great career opportunities from here to DC. This is changing.
Most Ashburn residents can now choose a grocery store on the basis of it being within 2 minutes of their home. Much further than this and they have 3 to pick from. This may be a small exaggeration, but there are grocery stores in almost Ashburn neighborhood. These aren’t stand alone stores, these stores are surrounded by great restaurants, auto services, movie stores, clothing shops, local pubs, etc…
A few to mention:
- Ryan Park Center
- Ashburn Village
- Brambleton Town Center
- Wegmans Shopping Center (actually in Sterling/ feels like Ashburn)
- Broadlands Shopping Center
- Ashburn Farm
- And the future Moorefield Station
What does this mean for you?
Convenience.
Northern VA is a faced paced area. When we have free time, it shouldn’t be spent a grocery store or an auto shop. So the closer to home the better. Then we can get back to what is really important…. Family and Friends.

Community Of Week: The Glen At Goose Creek

On the boarder of Ashburn and Leesburg lies one of the newest townhome communities in the area known as “The Glen At Goose Creek.”
Centex is a nation-wide builder that has been recognized many times by Big Builder Magazine as “Americas Most Admired Big Builder” and named one of FURTUNE magazine’s “Most Admired Companies.” You may have seen some of their homes built in Brambleton, Lansdowne, or Potomac Greene but nothing of this magnitude.
Currently at The Glen At Goose Creek, they are constructing the North Side of the development which will include their smaller townhome series, the larger series, and condos. They completed the South Side of the community in 2009 which consisted of their larger series of towns on the other side of the toll road. This area will be comprised of a new shopping/ entertainment area known as Goose Creek Village.
The neighborhood is located off of Sycolin Rd (the end of Ashburn Farm Parkway) at the intersection of Belmont Ridge Rd. At this point there honestly isn’t much too see. Centex is predicting around 5 years for the whole project if everything sells well. They currently have a couple of quick deliveries for great prices.

Lowest HOA Fees In Ashburn

For those of you who somehow do not know what an HOA fees are, they stands for Homeowners Owners Association fees. Many communities now (or should I say, almost EVERY) community in Northern VA has them.
The fees go to pay costs associated with living in the community.
Depending on the community and what is offered, the fees will vary. For example, if a community provides a pool, gym, Internet, cable, trash, snow removal, common grounds, a tot lot, etc… the fees will most likely be high. Communities that have higher fees with many ammenities would be Belmont Land Bay/ Country Club (inside the gate), Broadlands South, and Lansdowne on the Potomac (Leesburg).
Depending on ones personal usage of such amenities, one could argue that they do not want to pay extra for them because they do not use them. Those who do use the facilities consider the cost justified.
So obviously it depends. It’s a broad stroke to call them bad since they ALSO provide a level of INSURANCE against odd neighbors. I have a listing in Falls Church who does not have an HOA. Since my client is obviously wanting to sell their home it is never beneficial to have neighbors with COUCHES on their porch along with a dingy old CHAIR (a bad idea for selling your home- a free tip). The problem is that my client can do nothing about it because he has no one to report it to. So much for no HOA fee.
