    Willowsford, Virginia

    WillowsfordSplit between Ashburn and Aldie, VA is one of Loudoun County’s newest communities known as Willowsford.  As a Realtor who loves new developments and Loudoun County, I am really excited about what this community is going to offer.

    What Is So Unique?

    Willowsford is being developed on over 4,000 acres of countryside, much of which will be boardered by stone walls, four-board fencing, rolling pastures, with beautiful views of the natural landscape that Loudoun County has to offer.  2,000 acres of the land will be reserved for conservancy and farming.  Willowsford will boast unique ammenities to the area such as a sledding hill, a u-pick-it garden, camping areas, and a dog park.  There will also be the traditional amenities including swimming pools, biking trails, and a lake for canoeing.

    Willowsford is currently on schedule to be a ten year building project that includes multiple home builders offering single family homes that have floor plans that are specifically unique to the neighborhood.    The community will be built in four different villages known as “the grant, the grove, the grange, and the greens.”  The lot sizes of Willowsford range from .25 acres to 2 acres which is very generous when compared to neighboring communities that tend to squeeze as many homes as possible on to tiny lots.

    Is Ashburn, The Broadlands, Or Dulles A City Or Town?

    “Ashburn,” “Potomac Falls,” “The Broadlands,” “Willowsford,” “Brambleton,” “Dulles,” have become synomous with towns or cities in our area.  This tends to create confusion among residents and non-residents as the names of areas seem to be created over night.

    While I am not a local VA government buff, I have created a small area list to help you understand what type of area they are..

    Northern VALocal Towns

    • Herndon, Leesburg, Middleburg, Round Hill, Purcellville,

    Census Designated Place

    • Ashburn, Chantilly, Sterling, Reston, Great Falls, The Broadlands, Dulles, Potomac Falls, Lansdowne, Willowsford, Brambleton, and the next big community that pops up labeling their address as the community name.

    What is a Census Designated Place? Great question.  According to (ask.census.gov) a CDP is simply, “a geographic entity that serves as the statistical counterpart of an incorporated place for the purpose of presenting census data for an area with a concentration of population, housing, and commercial structures that is identifiable by name.”

    Bunn definition- a place that has enough people living there (there is no technical limit) and is not under the government of an incorporated area like a town or city.   Therefore, the area has the right to title their selves for the purpose of Census Bureo data collection.

    THEREFORE, until an area like Ashburn is incorporated (which I hope never happens), there will always be communities that seek to label their area as if it were a town.

    Sweet Frog Premium Yogurt Is Headed To Brambleton!

    Brambleton will soon become the latest home for the fast growing self serve yogurt shop known as Sweet Frog. While there is already a Cold Stone in Brambleton, I am confident that Sweet Frog will serve up a nice option for those who are seeking a healthier option that is also allergy sensitive.

    Moving From Arlington To Ashburn?

    Over the past few years I have seen a small exodus of people moving from the beltway areas like Arlington and leaving for more suburban areas like Ashburn.   I should be clear from the beginning that no one moves out of a disdain for Arlington.  There are few who do not enjoy the conveniences of living near the city, having metro access, and the more vibrant life of restaurants and bars close by.

    However, there is a time that comes for many beltway dwellers (this is the best name I could come up with), that they begin to desire more than the city can offer them.

    Here is a list of the top reason people re-locate to Ashburn…Arlington To Ashburn Condo

    1. You Will Get More For Your Money In Ashburn…
      There is a time in your life when 700 sq ft and a parking spot the size of a towel will cut it. However, if you are ever planning on having kids or furniture you will need more space.   The median sales price in Arlington County is $441K compared to Loudoun at $354K.
    2. Ashburn Offers Smart Growth Neighborhoods Like Arlington…
      Arlington is known for it’s smart growth designs built around convenience, public transportation, and shopping.  As Ashburn has developed as the heart of one of the fastest growing counties in the US over past 10 years, it is also focused on smart growth design.  It can be difficult to find a neighborhood in Ashburn that does not have one or two shopping centers within a one mile radius.  You will also find schools and ball fields to be ample in the area.
    3. Ashburn Is Getting The Metro And World Trade Center…
      In a matter of only a couple years, Ashburn will be home to the silver line on the metro coming from Dulles Airport.  This will improve traffic flow to and from the area.   Ashburn will also be home to the next World Trade Center which is currently on hold by the developers.
