I have to let the stats speak for themselves again. Sales in Ashburn are great right now. It seriously is the time the pull the trigger if you are sitting the fence. Rates are still good, though increasing, and prices are good. You will thank me later.
Here are the current stats for Belmont Land Bay (Country Club), Ashburn Village, and Ashburn Farm.

Northern VA/ Ashburn Storm

There was an awesome storm yesterday.
I was able to grab some incredible photos of the clouds with my phone while walking my dog . After the storm there were 2 beautiful rainbows. One was incredibly bright. My phone doesn’t do justice but I am sharing it nevertheless.

Stop Believing The Lies! Ashburn Village, Ashburn Farm, and Belmont Home Sales Are On Fire!

I know that the media is very convincing that the sky is falling. Some are you are believing it and are going to hold out no matter what the numbers say. For those of you who just need a boost of confidence this should do it.
I have outlined 3 of the largest communities in Ashburn 20147. These numbers do not include condos. The average sales price means little when you know that I am mixing foreclosure townhomes with large single families.
Nevertheless, look how many homes are under contract! Ashburn Village has around 42% of their current listings under contract, Ashburn Farm has over 50%, and Belmont Country Club and Land Bay has around 30%! This is way up from the previous months.

Ashburn and Leesburg Friday Pics

I try to keep it light on Fridays. This week I wanted to share with you a couple of pictures I was able to grab while out.
I am a personal fan of Ashburn Village. Its not as fancy as Brambleton and has a few homes that need some love. Nevertheless, overall it is beautifully maintained and has some of the best amenities around including 4 lakes.
One of the largest lakes in the community is beside the Sports Pavilion. If you have driven by lately you will notice that they have been staining the small pier and replacing the railings. Yesterday, when driving home I noticed that not only was the gazebo at the end of the pier missing, it had floated away!
Another great location in Loudoun is Downtown Leesburg. It has great historical value for the area along with some great mom & pop shops.
I was driving behind some stores off of Main Street, where there is a row of other stores. I for some reason found it very humorous to find that this electric wheelchair had taken up a whole parking spot and that the person needing this chair felt good enough to walk right in to the store.

Community Of The Week: Ashburn Village

On Tuesdays I highlight new communities throughout the area. The only problem is that some of the best developments in Ashburn are not brand new.
This week I will highlight an older community in Ashburn; Ashburn Village. If you are new to discovering Ashburn you should know that what we consider an older community really means that it has been around for a little more than 10 years. Ashburn Village was opened for development in 1987. The community is spread over 1500 acres with 5,000 housing units and over 15,000 residents!
Your first time driving in to the area, there is a high probability that Ashburn Village was the first neighborhood you saw. You noticed the large sign and huge flags off of route 7 (hence the picture at the top).
Housing:
Ashburn Village contains some of the most diverse living options in the area. It offers apartments, condos (Lakeshore), Townhomes, Single Family Homes of all sizes, and a 55+ community. Many of the residents back to water.
Schools:
Elementary: Ashburn Elementary School, Dominion Trail Elementary School
Middle: Farmwell Station Middle School
High School: (Just South of Ashburn Village) Broad Run High School
What sets Ashburn Village apart from other communities is that it offers the best amenities around. Ashburn Village has four recreation centers, four pools (1 indoor), 4 large ponds, and extensive walking trails throughout the community.
What Ashburn Village offers that no other community in the area can compete with is the Ashburn Village Sports Pavilion. This is the communities largest recreation center with a full size gym, work out facility, on-site nursery, racquetball courts, indoor pool, weight rooms, seasonally enclosed tennis courts, and fitness classes being taught. It is one of Virginia’s largest community-based recreation facilities.
This is all included in the price of your monthly HOA which runs around $100 depending where you live in the Village. If you have never seen the Ashburn Village Sports Pavilion I encourage you to take a tour. You can pay to use the facilities if you are not a resident.
Shopping:
Ashburn Village has a large and well kept community shopping center with the staple store being Giant. The shopping also includes an aray of restaurants from Indian to fast food. You will also find the local Dairy Queen, Blockbuster, Starbucks, Hallmark, UPS, Ashburn Tire and Auto, the dry cleaners, etc…
On the north side of the Village now called Ashbrook Commons there is a Harris Teeter shopping center. To the direct south of the village you will find the Bloom shopping center.
