    This week I am highlighting an older community in Ashburn known as Ashburn Village.  If you are new to discovering Ashburn you should know that what we consider an older community only means that it has been around for more than 10 years.   Ashburn Village was opened for development in 1987.  The community is spread over 1500 acres with 5,000 housing units and over 15,000 residents!

    Your first time driving in to the area, there is a high probability that Ashburn Village was the first neighborhood you saw.  You noticed the large sign and huge flags off of route 7 (hence the picture at the top).

    Housing:

    Ashburn Village contains some of the most diverse living options in the area.  It  offers apartments, condos (Lakeshore), Townhomes, Single Family Homes of all sizes, and a 55+ community.  Many of the residents back to water.

    Schools:

    Elementary:  Ashburn Elementary School, Dominion Trail Elementary School
    Middle:  Farmwell Station Middle School
    High School:  (Just South of Ashburn Village)  Broad Run High School

    Amenities:

    What sets Ashburn Village apart from other communities is that it offers the best amenities around.  Ashburn Village has four recreation centers, four pools (1 indoor), 4 large ponds, and extensive walking trails throughout the community.

    What Ashburn Village offers that no other community in the area can compete with is the Ashburn Village Sports Pavilion.  This is the communities largest recreation center with a full size gym, work out facility, on-site nursery, racquetball courts, indoor pool, weight rooms, seasonally enclosed tennis courts, and fitness classes being taught.  It is one of Virginia’s largest community-based recreation facilities.

    This is all included in the price of your monthly HOA which runs around $100 depending where you live in the Village.  If you have never seen the Ashburn Village Sports Pavilion I encourage you to take a tour.  You can pay to use the facilities if you are not a resident.

    Shopping:

    Ashburn Village has a large and well kept community shopping center with the staple store being Giant.  The shopping also includes an aray of restaurants from Indian to fast food.  You will also find the local Dairy Queen, Blockbuster, Starbucks, Hallmark, UPS, Ashburn Tire and Auto, the dry cleaners, etc…

    On the north side of the Village now called Ashbrook Commons, there is a Harris Teeter shopping center.  To the direct south of the village you will find the Bloom shopping center.

    Could The Ashburn Village Sports Pavillion Get Renovated?

    Ashburn Village Sports Pavilion

    Ashburn Village is one of the largest communities in all of Northern VA with the sports pavilion as the focal point.  If you have driven down Ashburn Village Blvd.  then there is no way you missed you.  The Pavilion is around 32,000 square feet parked on a lake with an indoor pool, tennis courts, racquetball courts, gym, workout facilities, locker rooms, and more. 

    The pavilion is currently around 20 years old.  However, there are major discussions in play for the pavillion to be renovated at the cost of around $22,000,000!!!   The renovations would include providing more indoor swimming space, increased parking, better views, and possibly a bubble over an outdoor pool…  There have been meetings for the community to express their views and see site plans.   There will be another information meeting on March 23rd, 2010 at 6:30pm.  There will be a proxy vote mailed out to all homeowners to vote on the renovation…  Keep in mind that this renovation will include an increase in HOA fees.

    Lakeshore Condos In Ashburn Village

    If you are considering purchasing a condo in the Ashburn area you may have never considered Lakeshore Condos in Ashburn Village.  In my opinion, this is one of the best values and locations  for condos in the area.  

    Lakeshore Condos are spacious one, two, and three bedroom garden style condos facing Pavilion Lake in Ashburn Village.  All of the units are on one level, though they are not all on the ground floor.  Most of the units have a water view from at least one of the bedrooms or living area providing a sense of privacy and serenity. 

    The Skinny…

    • 1 bedroom units are either 798 or 862 sq ft (there are 70)
    • 2 bedroom units are either 1184, 1221 sq ft.
    • 3 bedroom units are 1335 sq ft.
    • The condos have access to the amenities of the Ashburn Village Sports Pavilion. 
    • The units come with at least 1 assigned parking spot. 
    • The community is in walking distance to the Ashburn Village shopping center.

    My Opinion…

    If you are looking for a condo with a garage, then Brambleton may be a better fit for you.  However, if a garage isn’t a necessity, you can find incredible values at Lakeshore Condos.  My clients who have owned these love the community and being near the lake.

    Ashburn Bus Bench

    While driving through Ashburn Village today, I noticed a public bus bench which isn’t a common site in this metro subburb.  Public transportation is not a very popular choice of travel in the Ashburn area… yet.  Things could be changing.  This bench can be found at the corner of Ashburn Village Blvd. and Cheltenham.

    Ashburn Town House Under $250,000!!!

    My guess is that close to 70% of the current buyers in the market are searching for homes under $400,000.   It is almost impossible to find a home like this that is not bank owned or a short sale.
