    You Have To Fix That…

    Olf Frig- flickr..filipe_dillyOne of the most important paragraphs in our Northern VA sales contract is paragraph seven.  Paragraph seven outlines a sellers responsibilities to make ensure that all heating, cooling, electrical, plumbing, appliances, and smoke detectors are in proper working order before the home conveys to the purchaser. 

    If you are aware of these items being  ”NOT NORMAL”  (bad grammar used for emphasis) prior to settlement, you should take care of them ASAP.   Whether or not these items are found to be “NOT NORMAL” during the home inspection or 5 minutes before settlement, the seller is legally responsible to address it. 

    Trust me, these are not items you want to cover up or leave outstanding.  They always seem to expose their selves during an un-0opertune time!
