    You Can Afford A Lemon

Categories: Buyers, Short Sales & Foreclosures Posted on March 5th, 2009

Looking GoodThere is nothing that sends a buyer running quicker than a property that needs loads of repairs… The average buyer can handle carpet and paint issues but add a little mold or major dry wall repair and this home is going to have some lonely days.

If your concern is beyond the work involved and has more to do with the out of pocket expenses that you don’t have you may have another option.  There is loan available that few people are aware of that was created for homes that need repair or renovations.  It is called an FHA 203K loan.

    It can be used for…

    • Structural alterations or reconstruction.
    • Eliminating health and safety hazards.
    • Energy conservation improvements.
    • Improvements for disabled people.
    • And more…

Moldy HomeBe aware, that the FHA 203K interest rate is a little higher than the FHA rate.  The process is handled different than other loans but this loan can get you in to homes that would not otherwise be available to you.  Here is a link that will answer many questions regarding an FHA 203k loan.

These loans make it worth it to buy in an area that has other formally “restored” housing. It helps everyone’s property values to maintain decent numbers.

Also, psychologically speaking, crime statistics and crime theories show that “the broken window” theory comes into play with one home in shambles. The idea is that when there is a broken window, it shows lack of interest in the property, no one to monitor the home, and invites crime. Once the criminal element moves in, other homes are targeted as well, soon bringing the whole neighborhood down.

So, fixing up is always a win-win for everyone on the block, in the neighborhood, or in the town or suburb.

Oooh! getting loan is totally waste in my point of view because they will introduce to get loan in low interest after getting loan they ill try to increase our loan interest so am disappointed with this article.

I have made a lot of my money with lemons! It just requires a little know-how and a willingness to work, but with such a surplus of cheap labor as there is right (at least in Utah) it’s arguably one of the best times to revamp a house.

I agree with every single word of my colleague Mr Mogul who have written the comment before me. I was searching for a reconstruction loan and I have found this article. My neighbors are mad at me for not fixing my house that I bought few months ago. It looks like a “ghost” house so it attracts a lot of “strange” people. In order to get rid of them I decided to take a loan and repair it. Thanks for the great tips.
