Here are this months current home sale stats in Loudoun County.

These stats are very interesting but hide the current blitz in taking place in Loudoun to find a home. There is such a lack of solid inventory available in Loudoun that buyers are getting very anxious. How anxious??? Anxious enough to wait on short sales… Look closely at the pending home sales in November (394). In December 389 of them closed (almost 100%). BUT- With 397 pending sales in December only 284 of them have closed within January. That is only around 70% of them closing meaning that settlements are being delayed…. SHORT SALES.

When it’s the only option…. you bight the bullet.
