Ashburn Rentals Are Going Nuts!

I have never seen the intensity of people looking for rentals like I am seeing right now!
Seriously. I have a house for rent and I can’t keep up with all of the people wanting to see it. Last week I rented out 2 houses! Most agents don’t mess around with rentals because there is barely any money in it. However, I have a handful of people that I have sold homes to who started out as renters so it is hard for me to pass up a good opportunity. I guess I am an unconventional Realtor. Any way… Check out these stats for Ashburn.
Ashburn 20147 Rentals… (includes neighborhoods like Ashburn Village, Ashburn Farm, Belmont, etc…)
- 45 Active Rentals
- 23 Currently Under Contract
- 47 That Have Rented In The Last Month! That means that within the month all of the 45 you see that are now for rent will most likely not be there!
Ashburn 20148… (neighborhoods like Brambleton, Broadlands, Loudoun County Parkway Center)
- 24 Active
- 11 Under Contract
- 20 Rented Within The Last Month!

Lansdowne and Potomac Station / Crossing Housing Stats

It appears that home sales in Sterling and Ashburn are still much stronger than Leesburg. However, this is not rocket science since it is a little further out. It’s too bad since many of these homes are incredible and only within a few minutes of Ashburn.

4 Sacred Short Sale Tips

You have sucked it up, bitten the bullet, and it looks like you are heading down the dreaded route that you never thought you of all people could end up on. I looks like you are loosing your home. Well, lets make this as painless as possible and hopefully save your credit score as much as possible in the end.

Here are 4 Short Sale tips that will help:
1. Don’t Be A Loner- I promise that this is not a ploy for you to call me but you will need a Realtor on this trip. It is long, complicated, and you need a guide. One of the major hurdles with the bank is showing sufficient marketing to sell the home. You don’t have time for this one and it you won’t be paying the Realtor if it goes through any way- the bank will.
2. Make A File- If the banks has begun the foreclosure process you need all of that information. Any default information is helpful. Also call your bank and find out what your PAYOFF BALANCE is. If you have more than one lender involved get both balances.
3. Make File #2- Make another file with a copy of W-2 forms, proof of employment records, the last couple of years of banks statements, your last 2 tax returns, and be prepared to write a hardship letter.
4. Practice Patience- Patience during a short sale is not just a virtue it is a must have. It is important to understand that if handled properly a short sale stands chance of being accepted by the bank within time. However, expect that time to be up to 90 days longer than a typical resale.
Once you choose a Realtor to represent you during this transaction, you will need to be able to convince the bank that financial hardship is not from a living a lavish lifestyle or loan fraud. These document will help. If you have lived-it-up you still may have a shot so it is worth looking it to.

Worst MLS Photos; Don’t Move Anything OR Anyone!

Okay… I am loving these 2 photos I came across this week… Maybe the real estate agents camera batteries were running low and he just grabbed as many shots as he could. Or, maybe he couldn’t see at all. Enjoy.

Ashburn’s 20148 (Broadlands, Brambleton, Loudoun Valley) Sales Stats

Again, Ashburn is selling very well. It is a little easier to see in 20147 where there are few new homes still being built compared to each of these neighborhoods. Most new homes sales are not listed in the MLS.
**Loudoun Valley- includes all of the Loudoun Valley Communities in 20148.

Ashburn’s 20147 (Belmont, Village, Farm) Sales Stats

I have to let the stats speak for themselves again. Sales in Ashburn are great right now. It seriously is the time the pull the trigger if you are sitting the fence. Rates are still good, though increasing, and prices are good. You will thank me later.
