		<description>Hey John, great question.  You are correct in saying that you really need to look at specific areas and types of homes when judging the condition of the market.  Last months sales simply could mean that there were more higher end homes that sold than in the previous month.  It is for this reason that when doing neighborhood stats I now DO NOT show the average sold price anymore, because I was averaging prices between town homes and single families.  In the end, it is a useless statistic.</description>

		<description>Thanks for the website.  Just a question - avg sale price has increased but don&#039;t you have to look at individual type of homes, etc to get a sense of the market. ie. if some high end homes have decreased in price, if sold, they could still increase the avg price.</description>
