20147 VS. 20148 Ashburn Housing Showdown!

Ashburn is split between 2 zip codes.
Most of Ashburn is within the 20147 zip with neighborhoods like Ashburn Village, Belmont Country Club, Ashburn Farm, and Farmwell Hunt. 20148 is pretty new with neighborhoods like Broadlands, Brambleton, Villages of Waxpool. Residents of 20148 are a little more adamant about this distinction.
The population of residents within 20147 is much larger than 20148. It’s the equivalent of Tiny Tim Vs. The Hulk. Nevertheless, the growth of 20148 is increasing and there is still a lot of room for development which is being taken advantage of by builders.
Since Wednesday are for STATS… I thought it would be best to show you the housing value comparison between the two.

You can see that 20147 has a lower price average. Keep in mind that it also has a greater amount of smaller and older homes which sell for less.
So… Which ZIP CODE do you feel has more to offer???

Communities Of The Week: Ashburn’s Adult Communities

The last time I checked, the average age for Ashburn is around 32 years old. There is not a large senior adult population in Ashburn currently.
If you think it will remain this way, you could be in for a surprise within the next 5-10 years. If the average age for the population is in the mid 30’s you should assume that there are grandchildren in the picture. Since many of the residents in this area are transplants, grandparents are now deciding that they are tired of missing out on their youngsters childhood.
What are the signs that I am seeing predicting this???
1. One of the most read articles read on my site found through google is an article concerning Ashby Ponds (An Assisted Living Center Being Built in Ashburn).
2. Many builders in the area have begun to build 55+ communities all around Ashburn within the last few years.
Currently….. There are options such as….
- Khovanian’s Four Seasons in Ashburn Village (Condos)
- Ashburn Village’s 55+ Community (Townhomes)
- Potomac Green (Centex and Del Webb’s Community). This community has been built within the last few years and has experienced a lot of growth.
- COMING SOON…. Brambleton will be building an Active Adult community within the next 3-4 years consisting of around 1500 units including from my understanding Carriage Homes, Townhomes, Condos, and Detached Homes. There is also plans for an assisted living center.
- Ashby Ponds, an Erikson Built Assisted Living Center, will be up and running very soon off of Loudoun Country Parkway near route 7.

Loudoun Rental Prices and Days On Market

Since we discussed whether you should rent or sell in this market yesterday, I thought it would help if you understood how long on average it is taking homes to rent (the red bar) and how many have rented (the blue bar) thus far in April.
These stats only include homes in Ashburn, Leesburg, and Sterling VA.

Should You Rent Or Sell Your Home In Loudoun County?

Everyone knows that right now is not the best time to sell your home. However, it is a great time to buy a home for a great price at great interest rates.
For many of us buying is not a viable option since we are “STUCK” in our current home which has no chance of selling without loosing a lot of money or going to foreclosure. Some of us aren’t “STUCK” but really don’t want to loose a lot of the money we put down on the home by selling now.
ARE THERE ANY OPTIONS???
If you aren’t living month to month paying your mortgage and you don’t need the equity in your home to purchase a new home you may want to consider renting out your current dwelling while you take advantage of the current market conditions. This option can allow you to purchase a home at a great price while your current home regains value.
Now, there are some obvious risks/ and benifits in this plan that should be taken seriously.

The good news is that many times when there is instability in the market rental prices increase.
Where To Start:
- Ask a local Realtor to tell you what you can expect to rent your home for. This fee should include any HOA or Condo Fee’s. This will help you have a realistic expectation of the financial impact of renting over time.
- Assume that between tenants you will have to pay the mortgage yourself for one to two months. Can you afford a loss?
- Carefully research the benefits of renting (ask a tax advisor about writing off your depreciation and discuss how this will effect your capital gains tax.) This will most likely be the greatest attraction or deterrent for you.

Community Of The Week: Leesburg’s Selma Estates

Tuesdays are all about great communities, and this week I want to highlight a new community in Leesburg called Selma Estates.
Land comes at a premium price in Northern VA, but once you see the views in this community you will understand why. Only about 5 minutes out past the Leesburg Outlets off of Route 15 North past Raspberry Falls and White’s Ferry you will find yourself in a land flowing with milk and honey. I’m not sure its Heaven but it feels a little more like it than your average cramped and busy life style of Northern VA.
Selma is being built by 3 luxury builders in the area; Craftmark Homes, Winchester Homes, and Edgemoore Homes. The community will consist of 278 homes built on mostly 1/2 acre to 3/4 acre home sites. 40 of the sites will be offered on 10+ acre home sites. Only a handful of homes have currently been built but there are a few gorgeous models to look through. Each builder has multiple floor-plans to choose from ranging from around 3,000 square feet to some plans close to 6,000 square feet.

The Dream Stays Alive

I just returned from a settlement that I was very happy to be apart of.
My clients just purchased their first home in Virginia after living here the last couple of years. They are a wonderful hard working family of 5 who have been renting various homes while in the Northern VA area. With the current market shift they were able to find a fantastic town house in a convenient neighborhood to call their own.
They did not buy with the goal of an investment. They simply wanted a place to settle down while their kids grow up instead of moving every year or two. They are also excited about the money they will save on a monthly basis because of the tax benefits that come with home ownership. Congratulations on your new home!
